ROOM IN TOLUCA W/ BATHROOM+PARKING.

Habitación en alquiler | Cahuenga Boulevard, Los Angeles, CA, USA

Hi guys, I have a room for rent in my really cute apartment here in Toluca Lake. It's a 2bed 2bath.Beautiful open layout with gorgeous floor-to-ceiling windows in every room and a private balcony. You would have your own bathroom and shower (your bathroom is also the guest bathroom) and your own parking spot in our private parking lot. $1200/month before utilities.Ideally you'd be female but open to male, mid-late 20s/early 30s. And will need to be able to prove $2050/month with 2 stubs/statements to be approved by the landlord.Utilities breakdown:-LADWP every 2 months. Usually $2001sh in winter/ $4001sh in summertime. (We would of course split this)-WiFi $35/month (yours)-Trash/sewage usually $90/month (yours)Must be pet-friendly as I do have 2 cats and a snake.I am open to another pet depending on the animal/ situation, we can totally discuss.Must be 4/20 friendly. I usually don't smoke in the apartment, but I do smoke outside at night sometimes on our beautiful balcony! Not a party animal but definitely not square if you prefer that in a roommate.Would love to be friends with my roommate, but we can keep to ourselves when wanted. I like to have friends over for drinks/board game nights occasionally and am totally fine if you do the same! I love people.I value mutual respect for shared spaces. I'm pretty easygoing as long as we're both picking up after ourselves and equally contributing to household things like trash, dishes, etc. I want to live with someone who is naturally clean and considerate, so if that isn't really your thing, we probably won't be the best fit.If you think we'd be compatible and you're interested in the room, please message me and we can set up a lunch or something and talk roomie stuff!

Preguntas frecuentes

  • How many rooms for rent are available in Encino, Los Angeles right now?

Encino is a neighborhood of houses rather than apartment blocks, and that shapes everything about a room search here: about 61.6 percent of homes are owner-occupied, and the rental stock skews so heavily toward large properties that the overall median rent sits above the median two-bedroom. Roomster has 145 rooms for rent posted around the area. Most of them are spare bedrooms inside single-family homes rather than bedrooms in a shared apartment, which means you are usually joining a household that owns the place and lives in it, and the house rules will already exist rather than being negotiated between equals.

  • How much does a room for rent in Encino cost per month?

Rooms run roughly $900 to $1,700 a month, with the bulk sitting between $1,200 and $1,500, and a furnished room with a private bathroom in a condo reaching about $1,470 with utilities folded in. You can still find rooms under $1,200 a month north of Ventura Boulevard in the 91316 flats, on the blocks toward Victory and Burbank Boulevards, and out toward the Reseda and Lake Balboa edges. The top of the range is 91436, the hillside stretch south of Ventura climbing into the Santa Monica Mountains, where a room usually comes with a pool, a view and a longer drive to anything.

  • Can I find a room for rent near the Ventura Boulevard offices or Encino-Tarzana Regional Medical Center?

Yes, and this is the practical reason most rooms here get rented. Encino supports roughly 3,800 businesses employing about 27,000 people with an annual payroll near $1.4 billion, concentrated along Ventura Boulevard in accounting, financial services, real estate, legal work and health care rather than in studios or manufacturing. Encino-Tarzana Regional Medical Center adds clinical staff on shift schedules. Because the office corridor runs the length of the neighborhood, a room almost anywhere in the flats puts you within a short drive of it, and the blocks immediately north of Ventura are the sweet spot between price and commute.

  • Are Encino rooms for rent near transit, or do I need a car?

Assume a car. Encino has no rail station, and at roughly 4,411 people per square mile across 9.5 square miles it is one of the least dense parts of the city of Los Angeles, which is not a shape that supports walking to much. The nearest frequent transit is the G Line busway running along the northern edge past the Sepulveda Basin, with Balboa and Woodley stations a drive rather than a walk from most of the neighborhood. Change is coming but not soon: in January 2026 the Metro Board selected an underground heavy rail line for the Sepulveda Transit Corridor, though its nearest station is planned for Sherman Oaks rather than Encino itself.

  • Which parts of Encino have the cheapest rooms for rent?

The dividing line is Ventura Boulevard, and it is unusually stark. Everything north of it, the 91316 flats running out toward Reseda, Lake Balboa and the Sepulveda Basin, holds nearly all of the apartment stock and nearly all of the affordable rooms. Everything south of it, 91436, climbs into the Santa Monica Mountains and is almost entirely large single-family homes on big lots, where a spare room is offered by an owner rather than by a group house and priced accordingly. If your budget is the binding constraint, search north of Ventura first and treat anything in the hills as a stretch listing.

  • Is renting a room in an Encino house different from renting one in an apartment building?

It is, and understanding the difference will save you a bad move. Because most Encino rooms sit inside owner-occupied houses, you are typically a lodger in someone else's home rather than a co-tenant on a shared lease, which changes both your legal position and the day-to-day reality. Ask whether you will be on a written agreement and what happens if the owner sells. Ask which rooms and which parts of the kitchen and yard you actually have use of, since in a family home the answer is rarely all of them. Ask about guests, cooking and quiet hours directly rather than assuming, and confirm whether the room includes a parking space, because in a neighborhood this car-dependent it matters more than the square footage.

Essential Tips to Rent a Room in Encino, Los Angeles

Rent a room in Encino, Los Angeles, offers various choices for students, young professionals, and new residents seeking flexible and affordable housing options. Whether you prefer a private room or a shared room, furnished or with utilities included, understanding the local market and timing your search carefully can help you find a room that matches your budget and lifestyle.

What Makes Encino, Los Angeles a Good Place to Rent a Room

Encino is attractive to renters looking for a suburban atmosphere combined with convenient access to city amenities. Many renters find rooms in shared apartments or house shares that offer a good balance of privacy and community. The cost of room rentals varies depending on factors like whether the room is private or shared, furnished or unfurnished, and its proximity to public transit or major commute routes.

Flexible lease terms such as short term room rentals and sublets are common in Encino, accommodating different move-in dates and lifestyle needs. Rooms that include utilities can simplify monthly budgeting, which many renters find helpful in this diverse rental market.

How to Narrow Down Rooms for Rent in Encino, Los Angeles

To focus your search, consider neighborhoods and room types that align with your budget and daily routine. Think about whether you want a private room for added privacy or a room share to save on costs. Shared apartments and house shares often offer amenities like laundry facilities and sometimes private bathrooms, which can affect both comfort and price.

  • Neighborhood fit: Choose areas with good public transit or walkability depending on your commute and lifestyle needs.
  • Bathroom type: Rooms with private bathrooms usually come at a higher cost but offer extra convenience.
  • Furnished vs. unfurnished: Furnished rooms are ideal for those seeking an easy move-in, especially for short-term stays or sublets.
  • Lease terms: Month-to-month or short term leases provide flexibility if your plans are uncertain.

Using Roomster's search filters for these criteria can help you efficiently find rooms that meet your preferences.

What to Compare Before Renting a Room

Before making a commitment, carefully review lease terms including deposit requirements and whether utilities are included. Confirm that the move-in date fits your schedule and discuss roommate preferences to ensure compatibility. Furnished rooms may include essential furniture, but it's important to confirm what is provided and its condition.

Roomster offers ID check and address check features on listings to help you feel more confident about your choices. Understanding differences between private and shared rooms regarding budget and privacy will help you weigh your options clearly.

How to Avoid Common Room Rental Mistakes in Encino, Los Angeles

Protect yourself from scams by never sending money before meeting in person or signing a lease through a secure process. Confirm landlord or roommate identities using Roomster's available checks and always request clear documentation before making payments.

Be cautious of listings that pressure you for quick decisions or lack detailed photos and descriptions. Pay attention to communication style and transparency from landlords or roommates as early indicators of trustworthiness. Always arrange meetings in safe, public locations or start with virtual tours when possible.

FAQ About Rooms for Rent in Encino, Los Angeles

Utilities-included rooms can help simplify monthly expenses. Consider your commute and lease flexibility when setting your budget.

Is it better to rent a private room or a shared room in Encino, Los Angeles?

When should I start searching for rooms for rent in Encino, Los Angeles?

Begin your search one to two months before your desired move-in date. This timeframe allows you to compare options, schedule viewings, and complete any necessary paperwork. Flexible leases like short term rentals or sublets might offer quicker availability.
