Unfurnished Room in House - Kent

Комната для аренды | SE 252nd Place, Kent, WA, USA

(Msg me @) Renting out a private, unfurnished bedroom in a great house located in a convenient neighborhood less than a 5-minute drive from the Kent YMCA. The room itself is cozy, on the smaller side (around 90 sq. ft.), and is located in the bottom right of the floor plan image—making it a perfect, efficient space for a student or someone who doesn't need to move a ton of large furniture. The house features a front and back yard, and we are hoping to do some fun decorating with those spaces soon! While the room itself is unfurnished, I will be personally taking the time to fully furnish all of the shared common spaces, including the living areas and a fully equipped kitchen. Plus, we have a home gym setup in the garage that you are welcome to use! Parking is available on-. Please note that this is a strict no-smoking property. We are also a heavy cat household—we have 4 cats total, so preferably someone who doesn't mind cats and definitely shouldn't have any severe pet allergies! We are a group of college-aged housemates around 23 years old. We are all super chill, responsible, easy and fun to get along with, and keep the common areas clean. When it comes to the house environment, we aren't strict about noise levels, we just ask that everyone is reasonable and respectful of others trying to sleep or study. We keep a relaxed and steady vibe, respect everyone's personal boundaries, and are always down for a chat or hangout. We also share the space with our 4 incredibly friendly cats. Looking for a fellow student or around our age who is clean, respectful, and looking for a fun and comfortable environment to settle into!

  • How many rooms for rent are available in Kent, WA right now?

Roomster currently shows 25 active rooms for rent across Kent. That inventory spans Downtown Kent, East Hill, West Hill, the Kent Valley, Panther Lake, Meridian, Scenic Hill, and nearby areas like Covington, Auburn, and Renton, with renters often comparing neighborhoods by walk to Kent Station, Sounder commute into Seattle or Tacoma, and access to SR 167, I-5, or the West Valley Highway. Fresh room listings move quickly here, since Kent offers lower rent than Seattle with a direct commuter-rail link.

  • What are the best Kent neighborhoods to rent a room?

It depends on lifestyle and budget. Downtown Kent and Kent Station appeal to renters who want walkable streets near the Sounder platform, the accesso ShoWare Center, shops, and restaurants. East Hill and Meridian draw renters who want newer apartments near Lake Meridian, the shopping along 104th and Kent-Kangley Road, and quick errands. West Hill and Midway stay popular near SeaTac and the RapidRide A Line, while Scenic Hill, North Park, and Panther Lake tend to offer better value close to Downtown.

  • How much does a room for rent cost in Kent, WA?

Across current Roomster listings, room rent in Kent typically ranges from $700-$1,100/month depending on neighborhood, amenities, and shared house size. Downtown Kent, East Hill, and newer complexes near Kent Station often run toward the higher end ($900-$1,100); West Hill, Scenic Hill, and parts of the valley tend to offer better value ($700-$850). Parking, a private bathroom, furnished status, and proximity to Kent Station or SR 167 usually account for the largest price differences in this South King County market.

  • Can I find furnished or short-term rooms in Kent, WA?

Yes. Furnished and flexible-lease room listings show up regularly on Roomster, especially near Downtown Kent, Kent Station, and the Kent Valley where warehouse and logistics workers, Blue Origin and Boeing Space Center engineers, Seattle commuters, Green River College students, and traveling nurses drive steady demand for move-in-ready spaces. Those listings often fold in utilities or WiFi. Just confirm exactly what is included - parking, furniture condition, laundry access, heating, and lease length - before you commit.

  • What should I check before renting a room in Kent, WA?

In Kent, confirm walk or drive to Kent Station, Sounder commute time into Seattle or Tacoma, proximity to SR 167, I-5, or Kent-Kangley Road, parking availability, whether utilities and heating are included, laundry access, pet rules, and noise levels before you sign. That matters even more when comparing Downtown Kent (walkable, busier) with East Hill or Lake Meridian (quieter, suburban). Valley Freeway traffic is real, so how close you are to the train or SR 167 often shapes daily life more than the neighborhood name.

  • What is the best rooms for rent app in Kent, WA?

Roomster is one of the top options for finding rooms for rent in Kent, WA. With ID screening, filters for budget, location, and neighborhood preference, and direct messaging with hosts, it helps you work through the Kent and South King County room market without broker friction or hidden fees.

Rooms for Rent in Kent, WA: What Commuters Should Know Before Renting

Searching for rooms for rent in Kent, WA means considering more than just price. Whether you're a student, young professional, or new resident, understanding how commute options, lease flexibility, and room types affect your living experience is key. This guide will help you navigate room rentals in Kent, WA with practical tips tailored to your needs.

What Makes Kent, WA a Good Place to Rent a Room

Kent appeals to a diverse group of renters, including students, commuters, and young professionals. Its location within the Seattle metro area offers convenient public transit links, which is a major factor for those prioritizing an easy commute. Many rooms for rent in Kent, WA include options like furnished rooms or utilities included, which can simplify moving for short-term stays or subleases. Budget-wise, rooms vary depending on proximity to transit hubs and neighborhood amenities, so balancing cost with convenience is important.

How to Narrow Down Rooms for Rent in Kent, WA

When searching, focus on neighborhoods with strong transit access to reduce commute times. Look for listings tagged as shared apartment or house share if you prefer a social setting, or private room options for more privacy. Filtering by furnished rooms can be helpful for those needing quick move-in flexibility. Consider lease terms carefully—some rooms offer month-to-month rentals or subleases, which can accommodate changing plans.

  • Check for listings with a room with private bathroom if privacy is a priority.
  • Filter for utilities included to avoid extra monthly bills.
  • Use commute and walkability filters to find rooms near public transit stops.

What to Compare Before Renting a Room

Evaluate how each room aligns with your budget and lifestyle. A shared room may be more affordable but offers less privacy than a private room. Furnished rooms can save on upfront costs but might have higher rent. Be clear on lease terms—short term or sublease arrangements offer flexibility but sometimes require quicker move-in dates and possibly higher deposits. Always ask about the security deposit and any screening requirements like ID check or address check.

How to Avoid Common Room Rental Mistakes in Kent, WA

Protect yourself by confirming the legitimacy of listings and communication. Avoid sending money before meeting the landlord or roommate in person or through a trusted platform. Use Roomster’s ID and address check features to add a layer of confidence. Be cautious with listings offering unusually low rent or vague lease details. Always request a written lease or sublease agreement to clarify move-in dates, rent, and house rules.

FAQ About Rooms for Rent in Kent, WA

How much should I budget for a room in Kent, WA?

Budget depends on room type, neighborhood, and amenities. Private rooms near transit tend to cost more than shared rooms further out. Furnished rooms or those with utilities included may have higher monthly rates but lower upfront costs.

Is it better to rent a private room or a shared room in Kent, WA?

Private rooms offer more privacy and control, while shared rooms are usually cheaper and social. Choose based on your comfort with roommates and budget.

What should I ask before renting a room in Kent, WA?

Inquire about lease length, move-in date, included utilities, house rules, and screening requirements. Clarify if furniture is provided and what the security deposit covers.

When should I start searching for rooms for rent in Kent, WA?

Start at least 30 to 60 days before your planned move-in. This timing helps secure rooms that fit your budget and commute preferences without rush.
