Daniel,  43

Room Available 3Br 1Ba House

Комната для аренды | Kansas City, MO, USA

Hi, my name is Daniel. I am a 43-year old retired/disabled professional. The house is a 3 Bedroom 1 Bath house. I am looking for another roommate to help split costs. The room is in Kansas City neat College and 51st. The monthly rent is $700 and the room is available immediately. The rent includes rent, all utilities, 8Gb Fiber Internet, trash, and lawncare. There is street and driveway parking. The house has an unfinished basement with a new washer and dryer. The room is not furnished and is 12x14ft. It is the largest room in the house with lots of windows that fast East and South for lots of sunlight. The room has a "closet" but it's more like a cupboard. I am more of a night owl, and I am usually awake from 10-11am to Midnight-4am. My roommate works 12's from 6am-6pm. The unfinished basement has plenty of room for storage. I have one cat, and there are street cats that my neighbor and I take care of. Otherwise no other pets allowed unless we discuss it first. No smoking or drugs of any kind are allowed. I rarely ever drink, and my roommate sometimes has a drink. Being a shared living space for the bathroom and kitchen, I want to see the common/shared areas to be clean and tidy. Just pick up after yourself. Rent is due no later than the 5th of each month. Please let me know if you have any questions, and I look forward to hearing from you. Thank you.

Часто задаваемые вопросы

  • How many rooms for rent are available in Lee's Summit, MO right now?

Lee's Summit is a city of subdivisions rather than apartment blocks, so most of what turns up here is a spare bedroom inside somebody's house rather than a bed in a converted share. That is the first thing to understand about the 42 rooms for rent showing around Lee's Summit on Roomster: they are scattered through Raintree Lake, Winterset, Lakewood, the older streets near downtown and the Longview area, and nearly every one comes with a live-in owner and their own house rules. The city runs ZIP codes 64063, 64064, 64081, 64082 and 64086 and spills over the Jackson and Cass county line, so widen the radius toward Greenwood, Lake Lotawana or Raymore when the in-town list looks thin.

  • How much does a room for rent in Lee's Summit cost per month?

Budget $600 to $900 a month for a room here, with a handful of weekly arrangements around $160 to $185 that suit contract and travel workers. You can find rooms under $700 a month in the older downtown grid, Morningside Acres and Arlington Park, and the White Ridge Farm side of town, where the housing stock is 1960s and 1970s ranches with bedrooms nobody ever converted into an office. The $850-and-up rooms sit in the newer subdivisions out toward Raintree Lake, Winterset and the Summit Fair side of town, and what you are paying for is a finished lower-level suite, a private bath and a guaranteed driveway spot. Set that against a Lee's Summit one-bedroom at roughly $1,341 and the math is blunt: a room saves most people $500 to $700 a month, and it usually folds in the utilities a lease would leave to you.

  • Which Lee's Summit neighborhoods have the cheapest rooms for rent?

Price tracks the age of the subdivision almost perfectly in this city. The cheapest rooms sit in the pre-1980 pockets: White Ridge Farm, Morningside Acres and Arlington Park, and the Bayles Addition blocks near Village Fair, which average roughly $1,018 to $1,073 for a whole apartment and price a shared bedroom accordingly. The streets around historic downtown are the next tier and buy you something almost no other part of Lee's Summit offers, which is the ability to walk to dinner, the Saturday farmers market on Green Street and the Fourth Friday art walk at Third and Main. At the top sit Bent Tree Bluffs and Summerfield near $1,958 and the Summit Fair area near $1,737, where the construction is newest and a room will ask $900 or more. If you want the most doors to knock on, work 64063 and 64086 first, because that is where the older and larger houses are.

  • Can I find a room for rent near MCC-Longview or the UCM Lee's Summit campus?

Yes, and it is one of the quieter reasons rooms keep moving here. MCC-Longview enrolls close to 7,000 students off Longview Road and operates no residence halls, and UCM's Lee's Summit presence, split between the Missouri Innovation Campus and the Summit Technology Campus, does not house students either. Everybody studying in this city commutes, so demand for a cheap room within ten minutes of a classroom runs all year instead of spiking each August the way it would in a dorm town. Search the Longview and New Longview streets and the blocks south of MO-150 for the shortest drive, and raise parking in your first message: a campus permit plus a spot in the driveway is the practical difference between a room that works and one that does not.

  • Are there rooms for rent near Saint Luke's East, John Knox Village or the GEHA offices?

There are, and those employers are the backbone of the local room market. John Knox Village is one of the largest continuing-care retirement communities in the country and employs around 1,000 people, most of them nursing, therapy and dining staff working shifts that never line up neatly with an ordinary lease. Saint Luke's East Hospital, Lee's Summit Medical Center and University Health Lakewood Medical Center add thousands more. On the office side, GEHA is headquartered in Lee's Summit and the federal USCIS National Benefits Center processes immigration casework here, which brings in relocations and temporary assignments that need a room for months rather than years. If you work nights, put it in your opening message. A host who has already lived with a night-shift renter will tell you straight away whether the house is genuinely quiet at eight in the morning.

  • Are Lee's Summit rooms for rent near transit, or do I need a car?

Plan on driving. This is a wide, low-density city with no meaningful local bus grid, and US-50, M-291 and I-470 are how everyone actually moves. The one real transit asset is the Amtrak platform at 217 SW Main Street downtown, where the Missouri River Runner stops twice a day in each direction between Kansas City Union Station and St. Louis. That is worth something if your job or family sits at the far end of the line, and it is a genuine argument for a room in the downtown blocks, but it will not get you to a shift at Saint Luke's East. Before you commit to any room, settle where you park, whether the driveway or the street is yours to use, and what happens when a second car appears. Roomster's ID and address checks are free and optional, so complete yours and give preference to hosts who have completed theirs, keep the early messages inside Roomster, ask for a video walkthrough of the actual room, and never wire a deposit to somebody you have not met.
