I am looking for only a female room mate because I have a middle school age daughter who stays with me every other weekend. Having a male roommate will not go well with my ex-wife. Also, women tend to be more cleaner than men. I am NOT looking for any sexual favors nor will I accept any for discounts/free rent as I am relying on the rent money. Rent will include Utilities: Fiber Optic High Speed Internet, Electricity, Natural Gas and Trash/Water. **No children **No drugs **No smokers **No pets ****HOUSE PERKS: I will provide Toilet paper, Paper towels and Laundry Detergent for no extra charge. You can use my dishes, utensils, towels, appliances. Background check required $ security deposit required, refundable at move-out assuming there is no damage to the room. **HOUSE RULES: You can have visitors overnight but no more than twice a week. Do no flush any toilet paper or items down the toilet as there is a trash can. Scrap off all the food before washing your dishes. We try to minimize the usage of the garbage disposal. The term of the rental period will be month to month and Tennant can move out for any reason but I will need a day notice in writing. The first month rent plus the deposit will be due at move in. Rent is due on the 1st of every month but you do have up to the 5th to pay. Payment made after the 5th but before the th will incur a $ late fee. If NO payment received by the th will be subject to eviction immediately. Must have 2 references Must have reliable transportation/job and stable work history.

I have 2 separate bedroom rentals available in my house located right by the courthouse in downtown Weatherford. House has 2 full bathrooms and the rent is 800 per month, comes with utilities included in that price. I also cover cost of all common household items: toilet paper, paper towels, trash bags, laundry detergent, dish/hand soap, etc. I also know life happens and no one should be locked into staying somewhere so the lease will also be on a month to month basis, meaning only a 30 day notice is needed with emergencies being the exception pending my approval. House is all hardwood except for one bedroom but with that carpeted room having it's own backdoor patio door to the backyard and built in shelving/storage. Everything is negotiable!.The master bedroom and large bathroom, with a large closet, will be the room that is available. The bed is a king size bed with a remote, so you can raise the head and the legs to a comfortable position. It also has a gravity setting. You will have access to the rest of the house. If you have family that wants to come visit that is great and we have extra guest rooms. My kitchen is complete with all of the latest conveniences. You will have off-street parking, but I don’t have enough room in the garage for two cars. Your spot in the driveway will always be yours and no one will be parked in it when you arrive home from wherever you may be. I am a senior woman who would prefer an older roommate, but one who doesn’t necessarily act like an old person, or even want to be an old person. LOL A younger person would not necessarily be a dealbreaker, though. I have two small pups, plus a dog sitting business. The only time there will be more than two dogs in the house is when I have other dogs that I am watching…which is almost daily. I only accept small dogs.They are rarely noisy, unless the doorbell rings. They are not under foot all the time. They will not be allowed in your room and I have them contained. They have a doggie door so they come in and out as they please. I seldom have visitors. Occasionally I will have someone over for a couple of hours in the evening. I will never have company of any kind without letting you know first, and never will a male stay overnight that isn’t someone in my family. I don’t drink a lot, but I enjoy an occasional drink. I have a good friend that comes over once in a while and we have a couple of drinks and maybe dinner. The room will be available sometime in May but, I’m not positive of the exact date. If you have to move sooner I have another room where you can stay. ‘I just want to live out the rest of my life drama and stress free…and in peace!
