Back Bay does not empty out and refill on the student calendar the way the neighborhoods west of it do. It is a working professional market that turns over year-round, with about 69 percent of households renting and a median age around 33, so the people sharing here are more often office workers, hospital staff and musicians than undergraduates. Most rooms fall between $1,000 and $2,000 a month, starting near $800 for a small bedroom in a shared brownstone and running past $3,000 for a room in a doorman building. You can find rooms under $1,400 a month toward the Massachusetts Avenue end, in garden-level units below street level, and on the blocks near Hynes and the Christian Science Plaza, where the buildings are older walk-ups rather than elevator properties. This is one of the best-connected addresses in the city. The Green Line runs under Boylston Street with stops at Arlington, Copley and Hynes, while Back Bay Station puts the Orange Line, three commuter rail lines toward Worcester, Needham and Stoughton, and Amtrak service on the Northeast Corridor in the same building. That combination makes a room here workable for someone commuting out to Providence or the western suburbs, not just into downtown.
