  • How many apartments for rent are available in Tyler, TX right now?

As the regional center for East Texas, Tyler carries more apartment stock than its population alone would suggest, since it houses workers and students who commute in from smaller surrounding towns. Roomster shows 7 apartments for rent around the city, spread from Midtown and the Azalea District near the hospitals to the newer complexes in South Tyler off Old Jacksonville Highway and around the Broadway corridor, with older, cheaper units on the north side. Because healthcare hiring runs year-round rather than on a school calendar, units here open steadily instead of all at once.

  • How much does it cost to rent an apartment in Tyler?

Tyler is one of the more affordable metros in Texas. A one-bedroom averages about $1,050 and a two-bedroom about $1,300, with the overall market sitting between roughly $975 and $1,250. You can still find one-bedrooms under $850 in the Azalea District, North Tyler, and around Connally Heights, the cheapest corners, while the newer South Tyler complexes near the Village at Cumberland Park top the range. Studios are uncommon here, so a solo renter watching cost usually does better with an older north-side one-bedroom or a room in a shared house.

  • Is there rent control on apartments for rent in Tyler?

No. Rent control is off the table across Texas: a state law bars any city or county from adopting it, and Tyler and Smith County are covered by that ban with no way around it short of a governor-declared disaster. So a landlord here can move the rent to market at renewal with proper notice. What protects you is Tyler's low cost of living and steady apartment supply, which keep increases modest compared with the big Texas metros, plus signing a longer lease when you land a rate you like, since nothing local caps the next one.

  • What are the most affordable areas to rent an apartment in Tyler?

The north side of Tyler and the Connally Heights area hold the lowest apartment rents, followed by the older parts of the Azalea District near downtown. Midtown runs close to the city average and puts you next to the hospitals and UT Health. The priciest apartments are the newer builds in South Tyler and around Hollytree, below Loop 323, where you pay for newer construction and the Broadway shopping. For the lowest apartment rent, aim north and central and be ready to move when a unit opens.

  • Are there apartments for rent near Tyler's hospitals and main commute routes?

Yes, and in a city built around its medical district, proximity to the hospitals is the commute that matters most. Apartments in Midtown and along Beckham and the central corridors put you minutes from UT Health East Texas and CHRISTUS Mother Frances. For getting around, Loop 323 rings the city and Broadway Avenue runs north to south as the main artery, with US 69 and SH 31 carrying traffic out of town. There is no rail, so look for apartments for rent near the Loop or Broadway to keep your drive to work or the campuses short.

  • How does Tyler compare to Dallas or Longview on apartment rent?

Tyler rents far below Dallas, about two hours west, which is a big reason remote workers and retirees settle here, and it sits a notch above nearby Longview while offering more shopping, hospitals, and university options. You trade big-city job density and nightlife for a lower cost of living and an easy pace. If you want an apartment for rent with real amenities and a regional-hub feel without Dallas prices, Tyler is where a lot of East Texans land.

Rental Apartments in Tyler, TX: When and How to Find Your Best Fit

Searching for rental apartments in Tyler, TX requires understanding the local market and your personal needs. Whether you're a professional relocating, a couple starting fresh, or a commuter prioritizing convenience, knowing what to expect can help you make smart choices. This guide covers key factors like apartment types, neighborhood fit, budget considerations, and timing to help you navigate your search confidently.

What Kind of Apartment Search Makes Sense in Tyler, TX?

Tyler offers a range of apartment options, from studio apartments to one-bedroom units, many featuring amenities like laundry and parking. Professionals and couples often look for places with easy commute options and pet-friendly policies. Depending on your lifestyle and budget, consider whether a furnished apartment or one with utilities included fits your needs better. Neighborhoods vary in price and access to public transit, so weighing these factors can streamline your search.

How to Compare Apartments for Rent in Tyler, TX

When evaluating listings, pay close attention to lease terms, security deposits, and building amenities. Apartments with included utilities can simplify budgeting, but might come at a premium. Sublease apartment options might offer more flexibility if you need a shorter stay. Use filters to focus on features like laundry availability and parking, which can significantly impact daily convenience.

  • Check the lease length and move-in date flexibility.
  • Consider if a furnished apartment suits your temporary or long-term plans.
  • Look for pet-friendly listings if you have pets.
  • Compare neighborhoods for commute times and lifestyle fit.

What Lease and Budget Factors Matter Most

Budgeting for an apartment in Tyler, TX means accounting for rent, security deposit, and potential credit check fees. Lease terms can vary, so clarify if month-to-month or longer leases are offered. Screening processes may include applications and credit checks, so be prepared with necessary documents. Balancing budget with desired amenities and neighborhood convenience will help avoid surprises later.

How to Avoid Costly Rental Mistakes

Be cautious with listings that request unusual payment methods or lack clear application steps. Always meet landlords or property managers in safe, public settings or via screened online communication channels before committing. Ensure you receive a written lease outlining terms and confirm the identity of your landlord if possible. Avoid sharing sensitive information prematurely and use Roomster's tools to check listing authenticity when available.
