Lease takeover - 7/2026 to 7/31/27

Вся квартира | Texas Street, Denton, TX, USA

I am looking for someone to take over my lease or sublet from July/August to 7/31/27. Nice 1-br apartment with vinyl flooring, large closets, big windows, and plenty of storage. I got an incredible job outside of DFW and need to move out this summer! I love this apartment and neighborhood, and as a TWU alum and former TWU adjunct professor, it’s one of the best places I’ve lived in Denton over the last decade. This place is perfect for an adjunct, grad student, upperclassman, or anyone looking for a quiet solo living space in Denton. The property is maintained by Struga Management, and they have always been communicative and nice to me, and they do a good job of maintaining the property. In the last 3 years I have lived here, my rent has also not been raised, which has been great. I really need someone to take over this lease, and I am willing to pay the first month's rent (this is contingent on being approved by the leasing office). I will also pay for a thorough professional cleaning of the apartment after I move out and provide proof of the service! It’s on the second floor, and there’s a big extra window in the kitchen. They just replaced the entire AC this year, and the fridge was replaced within the last year. The dishwasher is older, but it always works. Laundry facilities on with multiple washers and dryers. Nice and quiet neighbors. 1-Bed 1-Bath - 609 Sq FtMove In: Flexible - Anytime after July 1!!Ends: July 31, 2027Average Utilities Total: $120Internet separate. Pet Friendly! • How many apartments for rent are available in Denton, TX right now?

Roomster currently shows 39 active apartment listings in Denton. That inventory typically spans the UNT area, Downtown Denton, Rayzor Ranch, North Lakes, the Teasley Lane corridor, the TWU area, and the neighborhoods near I-35 and Loop 288, with renters comparing neighborhoods by rent, commute, and parking. Fresh apartment listings move fast near the campuses, especially in the lead-up to the fall semester.

  • What are the best Denton neighborhoods to rent an apartment?

For a walkable setup, many renters start with the UNT area, Fry Street, and Downtown Denton, close to campus, the Square, and live music. Rayzor Ranch and the University Drive corridor appeal to those who want newer complexes with parking near shopping and I-35. The TWU area, Denia, and the Oak-Hickory Historic District offer established, quieter surroundings, while the Teasley Lane corridor and nearby Corinth suit renters after more space and value.

  • How much does an apartment for rent cost in Denton?

Across current Roomster listings, apartment rent in Denton typically ranges studios: $900-$1,250/month; 1-bedroom: $1,050-$1,450/month; 2-bedroom: $1,300-$1,800/month. The UNT area, Fry Street, and newer Rayzor Ranch complexes run toward the higher end; areas out along Teasley Lane, North Lakes, and toward Corinth tend to offer value. Parking, in-unit laundry, modern finishes, and walking distance to campus account for the largest premiums.

  • Can I find furnished or no broker fee apartments in Denton?

Yes. Furnished apartments and direct-to-landlord listings both appear on Roomster, especially near the University of North Texas, Texas Woman's University, North Central Texas College, and the Denton hospitals where students, traveling healthcare staff, and interns create steady demand. That helps people relocating for school or work, or unwilling to furnish a place from scratch. Just compare the full move-in cost - rent, deposit, parking, utilities, and any building fees - not only the advertised rent.

  • What should I look for before renting an apartment in Denton?

Before renting in Denton, check commute time to campus or I-35, parking cost and availability, whether utilities are included, in-unit laundry, pet policy, and lease terms. In this market, those practical details often matter more than polished marketing copy, especially when you are comparing walkable options near the UNT area or Downtown with more spacious, value-oriented complexes along Teasley Lane or toward Corinth.

  • What is the best apartment finder app in Denton, TX?

Roomster is one of the top apartment finder options in Denton. It connects renters with individual landlords across the UNT area, Downtown Denton, Rayzor Ranch, the Teasley Lane corridor, and beyond - with ID screening and no broker fees.

Rental Apartments in Denton, TX: How to Compare Options Safely

If you’re searching for rental apartments in Denton, TX, this guide is tailored for professionals, couples, and relocating renters aiming to make informed choices. Whether you prioritize budget, commute, or amenities, understanding what to expect from apartment types and neighborhoods will help you find a place that fits your lifestyle. Here, we focus on practical tips to compare options and navigate the Denton rental market with safety and confidence.

What Kind of Apartment Search Makes Sense in Denton, TX

Denton’s rental market offers a variety of apartment styles, including studios, one-bedroom, and two-bedroom units. Professionals and commuters often weigh options based on budget and proximity to transit or workplaces. Couples may prefer more privacy with one- or two-bedroom layouts, while those relocating might seek furnished or pet-friendly apartments for a smoother transition. Depending on the neighborhood, rental prices and amenities can vary, so balancing budget with lifestyle needs is key.

Utilities included and flexible lease terms like short-term or sublease options are common features to consider if you want to avoid long commitments or fluctuating bills.

How to Compare Apartments for Rent in Denton, TX

When narrowing down rental apartments in Denton, focus on neighborhoods that match your commute and lifestyle preferences. For example, areas with better public transit access or walkability might suit commuters, while quieter neighborhoods may appeal to couples or professionals seeking a peaceful environment.

Filter your search by key factors such as:

  • Apartment size: studio vs. one-bedroom vs. two-bedroom
  • Lease flexibility: month-to-month, short term, or standard leases
  • Amenities: laundry facilities, pet policies, and furnished options
  • Budget considerations including utilities included or no fee apartments

These filters help refine your search and find apartments that fit both your financial and lifestyle priorities.

What Lease and Budget Factors Matter Most

Budgeting for rental apartments in Denton requires careful consideration beyond just monthly rent. Look out for upfront costs such as security deposits and credit check fees. Lease terms vary, so confirm whether utilities are included or billed separately to avoid surprises.

Short-term or sublease apartments can offer flexibility if you’re uncertain about long-term plans, but often come at a premium. Also, check if there are any no fee apartments available, which can save you money on broker or application fees.

Understanding the balance between rent, lease length, and upfront costs will help you manage your finances effectively while securing the right apartment.

How to Avoid Costly Rental Mistakes in Denton, TX

Be cautious when reviewing listings and communicating with landlords or property managers. Always request clear documentation before making payments, and avoid wiring money or providing sensitive information without confirming legitimacy.

Roomster offers ID check and address check features for rental apartment listings, which can add a layer of trust to your search. Arrange in-person or virtual tours before committing, and clarify lease terms thoroughly to avoid misunderstandings.

Taking these precautions helps protect your budget and ensures a safer rental experience.
