Lease takeover - 7/2026 to 7/31/27

Całe mieszkanie | Texas Street, Denton, TX, USA

I am looking for someone to take over my lease or sublet from July/August to 7/31/27. Nice 1-br apartment with vinyl flooring, large closets, big windows, and plenty of storage. I got an incredible job outside of DFW and need to move out this summer! I love this apartment and neighborhood, and as a TWU alum and former TWU adjunct professor, it’s one of the best places I’ve lived in Denton over the last decade. This place is perfect for an adjunct, grad student, upperclassman, or anyone looking for a quiet solo living space in Denton. The property is maintained by Struga Management, and they have always been communicative and nice to me, and they do a good job of maintaining the property. In the last 3 years I have lived here, my rent has also not been raised, which has been great. I really need someone to take over this lease, and I am willing to pay the first month's rent (this is contingent on being approved by the leasing office). I will also pay for a thorough professional cleaning of the apartment after I move out and provide proof of the service! It’s on the second floor, and there’s a big extra window in the kitchen. They just replaced the entire AC this year, and the fridge was replaced within the last year. The dishwasher is older, but it always works. Laundry facilities on with multiple washers and dryers. Nice and quiet neighbors. 1-Bed 1-Bath - 609 Sq FtMove In: Flexible - Anytime after July 1!!Ends: July 31, 2027Average Utilities Total: $120Internet separate. Pet Friendly! • How many apartments for rent are available in Lewisville, TX right now?

Lewisville is one of the more apartment-heavy suburbs in the Dallas-Fort Worth area - a majority of households rent, and whole corridors along I-35E and around Vista Ridge are built on large rental communities. Roomster shows 32 apartments for rent around the city, densest in the 75067 corridor and the Hebron and Vista Ridge areas, with newer urban-style units going up around the Old Town A-train station. As a Denton County city of roughly 130,000, Lewisville has deep apartment supply and, unusually for the metroplex, a commuter-rail line woven through it.

  • How much does it cost to rent an apartment in Lewisville, TX?

Expect around $1,270 for a one-bedroom and $1,620 for a two-bedroom, with studios near $1,300 and three-bedrooms climbing past $2,000. You can find one-bedrooms under $1,150 a month in the older complexes around Vista Ridge and the 75067 corridor, while the new transit-oriented builds by the Old Town station and the Castle Hills rentals sit at the top. Rents here actually eased a few percent over the past year, so Lewisville has stayed a relative value in a metro where Frisco and Flower Mound run noticeably higher - part of why renters keep choosing it.

  • What are the most affordable areas to rent an apartment in Lewisville, TX?

The cheaper apartments sit in the central corridors. The 75067 area around Vista Ridge and along I-35E holds most of the city's older, larger rental communities and the best deals, followed by the streets near Valley Vista and Garden Ridge. Rents climb toward Castle Hills, the master-planned community that joined Lewisville in 2021, and the new Old Town buildings by the A-train, where the construction is newer and the walkability commands a premium. If you want to trade a car for the train, weigh the higher rent near Old Town against what you would save commuting into Dallas by rail.

  • Is there rent control on Lewisville apartments for rent?

No. Texas bans rent control statewide under the Local Government Code, letting a city adopt it only in a disaster-driven housing emergency with the governor's sign-off, which has effectively never happened - so Lewisville has none, and increases at renewal are set by the market. What state law does regulate is the deposit and the fees: Texas puts no cap on the deposit amount but requires it back within 30 days of you moving out and providing a forwarding address, and it caps late fees at a reasonable level - up to 10 percent of the rent in a complex with more than four units. Read the renewal and late-fee terms closely, since those, not a rent cap, set your real costs.

  • Are there apartments for rent near Lewisville's A-train or commute routes?

Yes, and it is Lewisville's signature advantage. The DCTA A-train gives the city three commuter-rail stops, including Old Town and Hebron, that connect to the DART Green Line for a rail trip into Dallas - and the city has been adding urban-style apartments right around the Old Town platform. For drivers, complexes along I-35E and the Sam Rayburn Tollway (SH 121) put you minutes from Las Colinas, Plano, Frisco, and DFW Airport. Few DFW suburbs let you pick an apartment by a train stop, so if a car-free or one-car commute matters to you, Lewisville is one of the only places in the northern metroplex where that is realistic.

  • How does Lewisville compare to nearby cities on apartment rent?

Lewisville is one of the better values in the northern DFW suburbs. Its citywide apartment average near $1,460 undercuts pricier neighbors - Flower Mound runs about a third higher, with Frisco and Dallas above it too - while offering something they mostly lack, a commuter-rail line into Dallas. Denton to the north sits a little higher and Carrollton to the south runs close, so the usual tiebreaker is the A-train access and Lake Lewisville. If you want new construction and top-rated schools you may pay more in Flower Mound or Castle Hills; if you want value plus rail access, Lewisville proper is the reason renters land here.

How to Search Apartments for Rent in Lewisville, TX: Tips for a Smart Move

Searching for apartments for rent in Lewisville, TX involves more than just browsing listings. Whether you are a professional, a couple, or relocating, understanding how neighborhoods, apartment types, and lease options align with your lifestyle and budget will help you make an informed choice. Lewisville offers a variety of options from studios to two-bedroom apartments, including furnished and pet-friendly units tailored to different needs.

What Kind of Apartment Search Makes Sense in Lewisville, TX?

Lewisville attracts a range of renters, including commuters who value easy access to highways and those seeking quieter residential neighborhoods. Professionals often prioritize apartments near downtown Lewisville or locations with convenient public transit and walkability. Couples and relocating renters may look for one- or two-bedroom apartments with amenities such as parking and on-site laundry.

Budget considerations differ depending on neighborhood and apartment features. Furnished or pet-friendly apartments tend to have higher rent, while month-to-month leases offer flexibility but may come with increased deposits or monthly costs.

How to Narrow Down Apartments for Rent in Lewisville, TX?

Focus your search on neighborhoods that match your daily routine and financial plan. Apartments near downtown Lewisville provide walkability and transit options, ideal if you prefer less reliance on a car. Suburban areas might offer larger spaces and parking but could increase commute times.

  • Studio vs. 1 Bedroom: Studios generally cost less but offer limited privacy. One-bedroom apartments provide separate living areas, which can be better for couples or remote workers.
  • Building Amenities: Consider essentials like laundry facilities, parking availability, and security features to enhance convenience and safety.

What to Compare Before Renting an Apartment

Carefully review lease terms, including length and flexibility. Month-to-month leases accommodate uncertain plans but might be pricier. Prepare for application requirements such as credit checks, which are common in Lewisville rentals.

Clarify what utilities and amenities are included, as apartments labeled "affordable" or "cheap" can vary widely in what they offer. Understanding these details helps avoid unexpected expenses.

How to Avoid Common Rental Mistakes in Lewisville, TX

Protect yourself by thoroughly reading lease agreements and confirming details directly with landlords or property managers. Avoid paying deposits or rent before seeing the apartment or a reliable video walkthrough. Be cautious when sharing personal documents and ensure that any ID or address checks are part of legitimate application procedures.

Keep copies of all communications and be wary of listings lacking clear contact information or photos. If a deal sounds too good to be true, trust your instincts.
