Shared room in 1 bedroom apartment
임대 방 | Irving Boulevard NW, Albuquerque, NM, USA
Hi my name is Tyius and I am looking for a potential roommate in the short term, It’s in a 1-bedroom apartment upstairs on the 2nd floor, it comes with amazing views of my patio, pool is on and parking is on. It is on the NW part of Albuquerque in Paradise Hills near the Cottonwood shopping area. I offer two possible living arrangements depending on what works best for both of us. If you prefer, I can accommodate you in the living room while I occupy the living room. Alternatively, if you’d like the privacy of the bedroom, I can move my bed and bedroom furniture into my living room so you can have the exclusive use of the bedroom. The bathroom is accessed through the bedroom and it’s a shared bathroom. The kitchen and common areas are available for all use. The desktop computer in my living room is free to use, and I have internet access hooked onto my desktop computer. Quiet hours begin by 11 PM to maintain a peaceful living environment. Upon move in, you’ll receive a spare key and mailbox key.

Cozy room with friendly Roommate
임대 방 | Tierra Dorado Drive SW, Albuquerque, NM, USA
I have a private bedroom available at the front of my house with your own private bathroom. The kitchen and common areas are shared, and the living room is already furnished. A little about the home: I’m active duty military, enjoy listening to music, and usually play video games in the living room during my downtime. I have friends over occasionally, but it’s generally a laid-back environment. I also have a Husky and a Black Lab, so you must be pet friendly. The Husky sheds a lot, so if dog hair is a dealbreaker, this probably isn’t the best fit. I’m looking for someone who is clean, respectful, pays rent on time, and is easy to live with. If that sounds like you, feel free to reach out!

Private room in Safe Home
임대 방 | Albuquerque, NM, USA
Hey! My name is Chelsea and I have a room becoming available June 1 in my home. The room can be furnished or not it’s your choice. Furnished would include a queen bed, dresser, box fan if wanted, and 55inch tv mounted on wall.We are a home full of fun people but also know when we want to be introverts. I am 26 years old attending UNM to complete my PhD and I live in the master with my fiance who works on base. Our other roommates consist of a 32 years old female engineer at Intel, and a 34 year old female media coordinator specialist. We have 3 dogs but they are very well behaved and stay out of the way: either out side or in my room. You’re welcome to ask previous roommates how their time was staying here. Just ask me for their contacts! We have an amazing view from the backyard of the Sandia mountains and we watch the hot air balloons every morning when they’re out. There is a park right out the backyard with a field and a small walking trail. We have access to free weights you can use as well as a walking pad. The neighborhood is very quiet and safe. We are right next to several grocery stores like smiths, Albertsons, and sprouts. Let me know any other questions you have!

자주 묻는 질문
How many rooms for rent are available in Santa Fe, NM right now?
Santa Fe is a government town before it is anything else: the State of New Mexico employs 19,749 people in Santa Fe County, more than any other employer by a wide margin, and that payroll rather than any industry sets the rhythm of the rental market. Rents also just fell, with the average down about 10 percent over the year to near $1,979. Roomster has 34 rooms for rent posted around Santa Fe, concentrated along the Airport Road corridor and across the Southside, with fewer on the Eastside.
How much does a room for rent in Santa Fe cost per month?
Rooms here run roughly $650 to $900 a month, with a shared unfurnished room landing near $700 and furnished rooms in houses and townhouses closer to $850 or $900. You can find rooms under $800 a month along the Airport Road corridor, across the Southside and in parts of Midtown. The comparison that makes the case is the apartment stock: a Santa Fe studio averages about $1,025 and a one-bedroom nearer $1,670, so a room costs less than half of what living alone does.
Can I find a room for rent in Santa Fe if I commute to Los Alamos?
Yes, and a great many people already do. Sixty-six percent of the Los Alamos workforce commutes, and Santa Fe is the most popular choice because it has by far the larger housing market and sits a 35 to 40 minute drive away. In 2024, more than 4,100 of the laboratory's roughly 18,000 workers lived in Santa Fe County. That commuter demand is a significant part of why rooms here are tighter than the city's size suggests, so search the north and west sides if shaving the drive matters to you.
Can I find a short-term room for rent during the legislative session?
This is the hardest search of the Santa Fe year, and it is worth understanding why. New Mexico has the only unsalaried legislature in the country, and its members pause their own work for a 30 or 60-day session each winter to sit in the capital. Add staff, interns and lobbyists and furnished short-term rooms effectively vanish from January onward. Start looking in the autumn rather than the new year, expect to pay a premium, and be aware that the city's cap on short-term rental permits limits the hotel-style alternatives.
Are Santa Fe rooms for rent near transit, or do I need a car?
Two very different systems operate here and only one is useful daily. Santa Fe Trails city buses cover the Cerrillos Road and Airport Road corridors, which is where most of the rooms are, and that is your day-to-day network. The New Mexico Rail Runner Express runs from the downtown Depot, South Capitol and Zia Road stations to Albuquerque in about 90 minutes for $10 one way or an $11 day pass, but it is a regional line rather than a local one. For anything across town, a room on a Santa Fe Trails route matters far more.
What should I check before renting a room in Santa Fe?
Ask whether the property holds a short-term rental permit or the owner is seeking one, because Santa Fe issues a limited number and allows only one per natural person, so a room can be part of a house whose owner intends to convert it. Then the state rules, which are tighter than most: New Mexico caps a deposit at one month's rent on any agreement shorter than a year, and requires an itemized list of deductions and the balance within 30 days of the tenancy ending or your departure, whichever comes later.
Essential Tips for Finding a Room for Rent in Santa Fe, NM
If you’re searching for a room for rent in Santa Fe, NM, it’s important to understand the local rental landscape and choose options that align with your budget and lifestyle. Whether you prefer a private room, a shared apartment, or a short-term sublease, this guide provides practical insights to help you navigate Santa Fe’s room rental market thoughtfully, considering commute, privacy, and lease flexibility.
What Makes Santa Fe, NM a Good Place to Rent a Room
Santa Fe offers a variety of room rental options appealing to students, young professionals, and new residents looking for affordable and flexible living arrangements. You’ll find private rooms in house shares, furnished short-term rentals, and utilities-included options. Neighborhoods closer to downtown provide better access to public transit and walkability but may come at a premium. Conversely, more affordable rooms are often found in residential areas farther from the city center.
Consider how your daily commute, lifestyle preferences, and lease flexibility—such as month-to-month or sublet options—fit into your housing needs in Santa Fe.
How to Narrow Down Rooms for Rent in Santa Fe, NM
To focus your search effectively, keep these factors in mind:
- Neighborhood preferences: Select areas that suit your commute, school access, or quiet living needs. Downtown offers convenience, while surrounding neighborhoods might offer better value.
- Room type: Choose between private rooms for greater privacy or shared rooms to reduce costs.
- Lease terms: Look for short-term or month-to-month rentals if you require flexibility with move-in and move-out dates.
- Bathroom and amenities: confirm if the room has a private bathroom or shared facilities, and check for amenities such as laundry or parking.
Use Roomster’s filters to match your budget and lifestyle preferences with available rooms in Santa Fe.
What to Compare Before Renting a Room
Before finalizing a room rental, evaluate listings on these points:
- Budget: Include rent, utilities, and security deposits in your calculations. Rooms with utilities included can simplify monthly budgeting.
- Privacy and space: Balance cost savings of shared rooms against the privacy of a private room.
- Lease flexibility: Consider short-term rentals and subleases if your plans are temporary or uncertain.
- Roommate preferences: Clarify any house rules, pet policies, or lifestyle expectations.
- Move-in timing: Ensure the room’s availability aligns with your schedule.
Listings featuring Roomster’s ID check and address check options can add confidence in the authenticity of the offer.
How to Avoid Common Room Rental Mistakes in Santa Fe, NM
Keep these tips in mind to avoid pitfalls during your search:
- Never send payments before meeting landlords or roommates in person or via a reliable video call.
- Always request a written lease or rental agreement that clearly outlines terms and deposits.
- Be cautious of listings with rents significantly below market rates, as these can be scams.
- Use Roomster’s ID check feature to help confirm listing legitimacy.
- Communicate through Roomster’s messaging platform to keep a record of all correspondence.
