Affordable spare room in Modesto.
Flat share | Modesto, CA, USA
We have a room for rent for $700 (electricity and gas will be split) we do have to share a shower (since the price) but having your own bathroom downstairs could be arranged. We try to always keep the house clean especially if we would be sharing it. We are both very respectful and responsive. We have two small dogs: Yorkie and a morkie, they have a doggie door and are mostly trained. Our Yorkie is a bit more stubborn... We try! Cassy loves to make other people laugh, I like to help them out. We are looking for someone respectful and responsible. I will probably be relocating on Sept for 2 years. There will be one person and 2 small dogs in the house. We welcome small pets. Feel free to ask any other questions you need.

Room up for rent $700 a month
Flat share | Turlock, CA, USA
Hi there! We are considering renting out a single bedroom in our 4 bedroom 3 bathroom house in Turlock. This is new construction. The room you would be renting is brand new, nobody has used it (sorry if the bed looks funny I guess I don't know what size sheets to buy lol can be tucked in). Bedroom & house is furnished. You would also get your own bathroom Parking is nearby (small parking lots at the ends of the streets) Who lives here? 2 younger peeps (homeowners) only looking to possibly rent out 1 room so theres not a crowd. We also keep the house regulated so AC runs 24/7. This should keep you comfortable. Our lot is extremely small, very small backyard so we prefer no pets as it's not suitable. Main rule in the house is no shoes indoors, we have carpet for now. We're pretty chill peeps, this is our new home so we would like someone that's considerate and not scratching up walls or peeing on the floor but it's pretty chill other than that Monthly charge: $700 + flat fee of $50 for utilities = $750 Hmu!

Beautiful home in lovely neiborhood
Flat share | Barbara Way, Modesto, CA, USA
Recently restored home in a neighborhood w/1 way in & out. Extremely nice, quiet, safe with no traffic & parking. Utilities are included & 2 fridges & everything u need & u just need your clothes, food and toiletries and the kitchen has everything you need to make whatever you want., Maid cleans the home and cleans the room for 25USD per request to clean, vacuum, hardwood floors mopped, dusted and bedding changed. Very large backyard with a hammock under the umbrella tree for a nice book & quite so you will realize you fell asleep. I suggest that you take a few minutes to take a look at the home, neighborhood along with everything you will see what is around the corner and just minutes away from where you want to go., had a Airbnb as a Super Host for 7yrs and was a Super Host in 5 months. 98% of my guests were traveling nurses & Drs. A large majority of them were regular guests who loved the home & location and I would do everything to ensure they were always going to have a beautiful and relaxing place to call home for several months & the majority would never stop returning or continue to extend their contract with their agency.

Frequently asked questions
How many rooms for rent are available in Turlock, CA today?
By ratio this is a proper university town rather than a Valley city that happens to have a campus: California State University, Stanislaus enrolls 10,577 students, 9,244 of them undergraduates, in a city of 72,740 - roughly one student for every seven residents. That single fact sets the rhythm of the room market. Roomster has 27 rooms for rent posted around the city, from the streets off Monte Vista Avenue near campus through downtown Turlock and the older blocks east of Highway 99. Turlock covers ZIP codes 95380 through 95382, and because local inventory is thin it is worth including Denair, Hughson and Ceres in the same search.
How much does a room for rent in Turlock cost per month?
Rooms here typically run $700 to $1,100 a month, and most listings quote with utilities and Wi-Fi folded in, since you are usually renting from a homeowner rather than a leasing office. The wider market around campus stretches from about $400 to $1,500 depending on whether the room is furnished and has its own bathroom. You can find rooms under $800 a month in the older neighborhoods east of Highway 99 and around downtown Turlock, while a furnished room with an ensuite on the Monte Vista Avenue side near campus sits nearer the top of the range. Set against a Turlock one-bedroom at $1,555, a room is roughly half the cost of a place of your own.
Is a room for rent in Turlock cheaper than living on campus at Stan State?
Not necessarily, and this is where Turlock breaks the pattern of most college towns. Stanislaus State's housing rates are consistently among the lowest in the entire California State University system, so the campus option here is not the expensive one it is at most universities - which means the case for renting a room off campus is rarely about saving money. What a room does buy you is a 12-month lease instead of an academic-year contract, more space, somewhere to park, and the freedom to stay through the summer. Weigh those against the dorm rate rather than assuming off campus is automatically the cheaper route, because in this city it often is not.
Can I find a room for rent near Foster Farms or Emanuel Medical Center?
Those are two of the three institutions that carry the local payroll, alongside the Turlock Unified School District. Foster Farms runs poultry processing here on shift patterns that start long before dawn, and Emanuel Medical Center staffs around the clock, so a large share of the people renting rooms in this city are not students at all. The surrounding dairy and crop agriculture adds seasonal work on top, and MedicAlert, founded in Turlock in 1956, is still headquartered here. Rooms east of Highway 99 and toward the industrial edge of the city put you closest to the processing and hospital shifts.
Are Turlock rooms for rent near transit, or do I need a car?
A car helps, but Turlock has more rail than most Central Valley cities its size and is about to have more still. Amtrak's San Joaquins already serves the Turlock-Denair station, Turlock Transit runs the local buses, and StaRT, the Stanislaus regional service, operates intercity routes all the way to Dublin and Pleasanton - which is how a number of residents reach Bay Area jobs without driving the whole way. The bigger change is coming: an Altamont Corridor Express station is planned for Turlock, with service projected for 2027. Otherwise the city runs on State Route 99 and State Route 165.
What should I check before renting a room in Turlock?
Learn one California right that most renters never use, because it is the difference between arguing over a deposit and avoiding the argument entirely. Under Civil Code 1950.5(f) you may request an initial inspection before you move out: a walkthrough with the landlord, held no earlier than two weeks before the tenancy ends, with at least 48 hours' written notice of the date and time. The landlord must then give you an itemized statement of the repairs or cleaning they intend to charge for, which you may fix yourself first to avoid the deduction, and you have the right to be present. The landlord is also obliged to tell you in writing that this right exists. Then the basics: see the room in person or on video, and never send money to someone you have not met.
