Room for Rent in House- October 1st

Flat share | Broomfield, CO, USA

Hello! Me and my roommate Giles are looking for a 3rd person to live in our house with us. The house is a 3 bedroom 2 bathroom with a laundry room/ office, big back and front yard, and a shed for storage. We are right of 36 in between Boulder and Denver, and very close to the Broomfield RTD station. There is a diner, grocery stores etc within a 5 minute drive. The largest room (currently available $900 plus utilities) has its own entrance, big windows and high ceilings. Each room in the house has its own perk so we would be open to shuffling a bit to fit everyone's needs (for example, if you wanted to smaller room with a private bathroom, we could discuss a room swap). I have a 7 yr old pitbull named Burns, he is a total ham and loves people. We could potentially have another dog move in if they vibe. About us: Me (26) and Giles (29) have been friends for a few years and originally met working in a restaurant. We are super open to a new friend but are also fine if you prefer to keep to yourself. I work at CU Anschutz running clinical trials, and Giles works at the Pub in Boulder. I'm a pretty social person and enjoy going out to play pool, dance, get dinner etc but also enjoy time at home chilling watching movies etc. Giles likes to read, play video games and listen to music on the porch (where we spend a lot of time). Thanks for reading!

Frequently asked questions

  • How many rooms for rent are available in Arvada, CO right now?

Roomster currently shows 136 active rooms for rent across Arvada. That inventory spans Olde Town Arvada, Arvada West, Lake Arbor, Candelas, Ralston Valley, Five Parks, and West Woods, with renters often comparing neighborhoods by commute time to the RTD G Line, Wadsworth Boulevard and I-70 access, and rent budget. Fresh room listings move quickly when they include parking, furnished setup, or a short ride to Olde Town Arvada and downtown Denver.

  • What are the best Arvada neighborhoods to rent a room?

That depends on lifestyle and commute priority. Olde Town Arvada appeals to renters who want walkable streets near shops, breweries, and the G Line commuter rail. Arvada West and Lake Arbor suit renters who want established, residential neighborhoods near parks and schools. Candelas, Leyden Rock, and Five Parks draw people who like newer, master-planned areas near the foothills, while the Ralston Road corridor and older east Arvada tend to offer better value near Wheat Ridge and Denver.

  • How much does a room for rent cost in Arvada?

Across current Roomster listings, room rent in Arvada typically ranges from $700-$1,200/month depending on neighborhood, amenities, and shared home size. Rooms near Olde Town Arvada, Candelas, and Five Parks often run toward the higher end; older east Arvada, the Ralston Road corridor, and areas toward Wheat Ridge tend to offer better value. Parking, a private bathroom, furnished status, and proximity to the G Line or Wadsworth Boulevard usually account for the largest price differences.

  • Can I find furnished or short-term rooms in Arvada?

Yes. Furnished and flexible-lease room listings appear regularly on Roomster, especially near Olde Town Arvada, the G Line stations, and the Wadsworth Boulevard corridor where Denver commuters, traveling healthcare workers, and people relocating to Colorado drive steady demand for move-in-ready spaces. Those listings often include utilities or WiFi. Just confirm exactly what is included - parking, furniture quality, laundry access, and lease length - before committing.

  • What should I check before renting a room in Arvada?

In Arvada, confirm commute time on the G Line or I-70, parking, whether utilities are included, laundry access, pet rules, and noise levels before you commit. That matters even more if you're weighing Olde Town Arvada (walkable, transit-close) against Candelas, Leyden Rock, or Arvada West (quieter, more parking). Actual drive or rail time to downtown Denver, Golden, or Boulder often makes a bigger difference in daily life than the neighborhood name.

  • What is the best rooms for rent app in Arvada, CO?

Roomster is one of the top options for finding rooms for rent in Arvada, CO. With ID screening, filters for budget, location, and proximity to the G Line or Wadsworth Boulevard, and direct messaging with hosts, it helps you narrow the Arvada room market efficiently without broker friction.

Essential Tips to Rent a Room in Arvada, CO Successfully

If you want to rent a room in Arvada, CO, this guide is tailored for students, young professionals, and new residents navigating the local rental scene. Renting a room here means balancing options like private or shared spaces, flexible lease terms, and proximity to transit or downtown. We'll walk you through key factors to consider so you can find a room that matches your budget, lifestyle, and move-in timeline.

What Makes Arvada, CO a Good Place to Rent a Room

Arvada offers a blend of suburban living with convenient access to Denver's metro area. It's a good fit for renters who want quieter neighborhoods but still need easy downtown access or public transit for commuting. Students often seek rooms close to campus or transit lines, while professionals may prioritize a short commute and amenities like parking and laundry. Rent varies by neighborhood and room type, so understanding your budget and lifestyle needs is important.

How to Narrow Down Rooms for Rent in Arvada, CO

Focus your search by considering these factors:

  • Neighborhood selection: Choose areas that suit your daily routine—whether near downtown Arvada for quick transit or in more residential zones for privacy.
  • Room type: Decide if a private room or shared room fits your comfort and budget preferences.
  • Lease terms: Look for month-to-month rentals or short term room rental options if flexibility is a priority.
  • Amenities: Consider if laundry, parking, or utilities included are essential for your convenience.
  • Roommate preferences: If sharing, assess compatibility regarding schedules, habits, and lifestyle.

Applying these filters will help streamline your search and improve your chances of finding a room that fits your needs.

What to Compare Before Renting a Room

When reviewing listings, pay attention to:

  • Budget: Rent varies based on room size, furnishing, and neighborhood. Rooms near downtown often cost more than those farther out.
  • Lease terms: Understand lease length, deposits, and any sublease or month-to-month options.
  • Move-in date: Align your search timing with when the room becomes available.
  • Roommate expectations: Clarify house rules and schedules to ensure a good living environment.
  • Amenities: Confirm utilities, laundry, and parking availability.

How to Avoid Common Room Rental Mistakes in Arvada, CO

  • Communication: Keep conversations on the platform when possible and meet in safe, public spaces.
  • Documentation: Carefully review lease agreements and clarify any terms before committing.
