Apartment search!!
Tenant | Logan Square, North Side, Chicago, IL, USA
Hiiii! I’ve decided it’s time to leave my apartment in Pilsen and move. With that being said, I’m looking to move anywhere within 30 miles of the city. Credit score isn’t great (around 550), but only from student loans! Ideally, I’d love: • A 1–2 bedroom apartment • An industrial/warehouse-style aesthetic • An in-unit washer and dryer • A balcony would be great, but it isn’t necessary I’d need to move within the next month or so, and I’d like to stay at $1,800 a month or less. If you know of anything or know someone who might be able to help, I’d really appreciate it! ✨

Frequently asked questions
What kind of tenants can I find for a Logan Square rental right now?
Logan Square's renters are mostly young professionals and couples who want the Blue Line and the Milwaukee Avenue restaurant scene, along with service-industry workers, artists and airport staff who value a 24-hour train to O'Hare. Many have specific wish lists, such as in-unit laundry, central air, outdoor space or the exposed-brick look of a converted building, and many have budgets of about $1,600 to $1,850 for a one-bedroom. Renter profiles searching Logan Square on Roomster right now: 3. Profiles list a budget and a target date, which makes a quick shortlist easy, and you can open the conversation at no charge after Roomster confirms your email and phone.
How much rent can I charge for my Logan Square apartment?
Use the June 2026 medians as a starting point: about $1,895 for a one-bedroom and about $2,050 for a two-bedroom. The market is shifting, though, because studio rents rose about 13 percent in a year while two-bedrooms fell about 6 percent as new buildings near the Blue Line added larger units. A renovated two-flat unit with in-unit laundry, central air and a garage or deck can price at or above the median; an older unit with shared laundry and window air conditioning should price below it. Units on the boulevards or within a short walk of the Logan Square or California stations command more. Avondale and Hermosa are cheaper nearby, so overpricing will push renters there.
Does the 606 demolition surcharge affect my Logan Square property?
It may, if your building is near the trail and you are thinking about tearing it down. In 2021 the City Council approved a pilot demolition surcharge for an area around The 606 in Logan Square, Humboldt Park and Hermosa, as well as part of Pilsen. It added $15,000 for demolishing a detached house, townhouse or two-flat and $5,000 per unit for larger residential buildings, with exemptions for unsafe buildings or replacements where half the units are affordable. Companion zoning changes also limited new single-family homes on blocks that are mostly multi-family. The program has since been extended, and a 2024 proposal sought higher fees, so check the current rules with the city before you plan a rebuild. Renovating and renting an existing two-flat avoids the surcharge.
What rules apply if I renovate a rental on Logan Square's landmark boulevards?
Expect extra review for exterior work. The Logan Square Boulevards district became a Chicago Landmark in 2005, so changes to the outside of buildings in the district, such as new windows, porches, masonry repairs or additions, generally need review by the Commission on Chicago Landmarks before permits are issued. Interior renovations, such as new kitchens, bathrooms or laundry, usually do not require landmark review, although they still need regular building permits. Plan exterior projects early and talk to the city's landmarks staff before hiring contractors. The review takes time, but the district's preserved architecture is also one of the reasons renters will pay more for a boulevard apartment.
How should I screen Logan Square tenants with student loans or thin credit?
Look at the whole picture, not just the score. Many of the young renters drawn to Logan Square carry student loans that pull their credit scores down even though they pay rent reliably, so a strict credit cutoff can screen out good tenants. Ask instead for proof of income, recent pay stubs or an offer letter, references from past landlords and bank statements, and consider a co-signer or a larger security deposit within legal limits for applicants with lower scores. Settle your standards before the first showing and hold every applicant to them. A renter who has taken Roomster's optional free ID or address check will have it noted on the profile, one more data point alongside income and references.
How can I make my Logan Square rental stand out against new Blue Line buildings?
Lean into what the new buildings cannot copy, and fix what they do better. New mid-rises near the Blue Line on Milwaukee Avenue offer in-unit laundry, central air, gyms and package rooms, so renters compare your unit against those. If you can, add a washer and dryer, modernize the heating and cooling and offer secure package delivery. Then highlight what makes an older Logan Square unit special: vintage details such as high ceilings and hardwood floors, a back porch or yard, a location on the boulevards or near Palmer Square, and often a lower rent. Good photos, a clear description of utilities and a quick response to inquiries matter as much as the unit itself in this competitive market.
