MacKenzie,  32

Working Female (30s) looking for RM

Tenant | New York, NY, USA

Hey, all! I’m Mackenzie (everyone calls me Kenz/kenzie). I am looking to move back to the city, hopefully Brooklyn but if not all good, after living in CT with family for a bit. I work in public interest law in downtown Brooklyn/brooklyn heights. I’m very flexible, personable, respectful and clean. I am easy going and easy to get along with but also very easy to live with. I’m hoping to find a roommate that shares the same respect that I have for them and their space, and hopefully, a roommate that values life independently and socially…I love a good, fun chat and laughter at the end of a work day or a late night download on what we did over the weekend. I love cooking (and weirdly, also the cleaning), sharing whatever I make with people so if you are a foodie or don’t like to cook, I will bring some value to our apartment! I love to explore new areas of the city, different parks, hang by the water, ride over the Brooklyn bridge, thrifting!!! (Can’t get enough of it), enjoying almost all things music whether at a throwback 90s/00s concert or whatever is playing at the bar around the block. I love so many things about the city and am so excited to move back, and I’m hoping that I will be able to connect with someone who is just as excited about it being in the city as I am, and if not, I respect that, too. I’ll briefly sum up my professional life. I went to undergrad and knewI wanted to go to law school right away and work in public interest, so I followed that plan. After undergrad, I went to law school in the city and now, I have a job I’ve always wanted and that truly makes me happy. I am really hardworking, committed and compassionate when it comes to work, and I would not have it any other way. I truly love work/personal life/social life, and I’ve learned to balance them really well. I must mention what exactly I’m looking for…I’m hoping for a 2/3/4 bedroom in hopefully downtown Manhattan or Brooklyn. I would be open to midtown but not reallyUptown.

Frequently asked questions

  • How many renters are hunting for an apartment in DUMBO right now?

Demand outstrips supply almost nowhere in Brooklyn as sharply as it does in DUMBO: the MNS Brooklyn Rental Market Report has flagged it as the priciest neighborhood the survey tracks in the borough, and only about 4,975 people live here at all, so a landlord is rarely competing against a large pool of comparable listings. 363 people have posted active searches for DUMBO on Roomster right now, many naming Etsy, Huge, West Elm or one of the neighborhood's smaller design and tech firms as their reason for wanting to live within walking distance of work.

  • What rent can I actually charge for a DUMBO apartment?

Price against your specific building type rather than a single neighborhood number, since the range here is wide even for Brooklyn: studios run about $3,950 to $4,190, one-bedrooms $4,850 to $4,975, two-bedrooms near $5,594, and the overall average sits around $5,974. Three things move your number more than finishes do: whether the unit is a genuine converted loft with the tall ceilings and oversized windows DUMBO is known for, proximity to the waterfront and Brooklyn Bridge Park versus the inland blocks toward Vinegar Hill, and the walk to either York Street or High Street station, since neither sits on DUMBO's own blocks.

  • Does the Loft Law or rent control apply to my DUMBO rental property?

Check your building's history before you assume it does not. If your building is one of DUMBO's older industrial conversions that predates Two Trees' own portfolio and was ever occupied residentially without a proper certificate of occupancy, it may fall under New York's Loft Law, Multiple Dwelling Law Article 7-C, which was expanded in 2010 to reach more Brooklyn buildings and requires the owner to bring the space up to residential code, after which those units become rent-regulated going forward. Separately, Good Cause Eviction caps rent increases in unregulated units in buildings completed before 2009 where you own more than ten apartments, which would not apply to a newer building like Front and York. Pull your building's actual Loft Board and certificate of occupancy history rather than guessing from its age.

  • What are the deposit rules for a DUMBO rental?

New York State caps a residential security deposit at one month's rent, regardless of how high DUMBO's own rents run, and you must return it within 14 days of move-out with an itemized statement covering anything you withhold. Given how many DUMBO apartments are converted lofts with open floor plans and exposed original materials, document the exact condition of exposed brick, original wood beams and any existing damage with photos at move-in, since the line between pre-existing wear and tenant damage is genuinely harder to prove in a raw loft than in a conventional apartment.

  • How should I screen tenants for a DUMBO apartment?

The standard New York income test of 40 times the monthly rent is cleared comfortably by much of this applicant pool, since a large share works at Etsy, Huge, West Elm or one of the smaller tech and design firms clustered in the neighborhood's old warehouses, all of which document salary cleanly through pay stubs or an offer letter. Run credit and background checks as usual, capped at $20 per applicant in New York City, and call the previous landlord directly. Roomster renter profiles show budget, move-in date and lease length up front, and the free ID and address checks a member has chosen to complete are visible on their profile, so you can start with the applicants who have finished them.

  • When should I list my DUMBO rental to get the best tenant?

DUMBO has no university population to set the calendar, so list around the hiring cycles at its employers instead. Etsy, Huge and West Elm and the wider cluster of DUMBO tech and design firms tend to bring on staff in the same January and September waves as the rest of the industry, and those two windows produce DUMBO's steadiest flow of qualified applicants. Watch supply too: 175 Pearl Street is adding roughly 200 homes to a neighborhood of under 5,000 residents, on top of the 728 apartments Front and York already added in 2021, so a unit priced against today's competition may be facing a different set of comparables within a year or two.
