  • How many rooms for rent are available in Cambridge, MA right now?

Roomster has 151 rooms for rent listed across Cambridge, covering Harvard Square, Central Square, Kendall Square, Porter Square, Inman Square, East Cambridge, Cambridgeport, and North Cambridge. Listings come from the people actually renting the room, so the count moves daily as rooms fill and new ones open up.

  • What are the cheapest neighborhoods to find a room for rent in Cambridge?

Mid-Cambridge, West Cambridge, Riverside, and North Cambridge usually price below the citywide average, and Cambridge Highlands and Strawberry Hill can surprise you if you are willing to sit a little further from a T stop. East Cambridge and Cambridgeport sit at the expensive end thanks to Kendall Square demand. Stepping just over the line into Somerville or Allston typically knocks a few hundred dollars off the same room, and you often keep the same commute.

  • How much does a room for rent in Cambridge cost per month?

Most rooms in Cambridge go for $1,300 to $1,600 a month, with the full market running roughly $950 up to $2,200 depending on the square, the size of the room, and whether it is furnished. Utilities usually add $60-$80 per person. Worth knowing: splitting a two-bedroom here works out to about $1,900-$2,100 each, so taking a room in an existing household commonly saves $400-$800 every month.

  • Are there rooms for rent in Cambridge with no broker fee?

Yes, and most of them. Roomster listings come straight from the landlord or the housemates, so there is no agent in the middle taking a cut. Massachusetts law also changed on August 1, 2025: a landlord can no longer pass their own broker's fee to you. The fee falls on whoever hired the broker, so unless you engaged one yourself, you should not be paying it.

  • Are furnished rooms for rent available in Cambridge?

Plenty. Furnished rooms cluster around Harvard, MIT, Lesley University, and the Kendall Square labs, because the demand comes from visiting researchers, postdocs, and contract staff at places like Takeda, Moderna, and Novartis who arrive for a semester or a project rather than a full year. Filter for furnished on Roomster and you will also surface most of the June through August sublets, which almost always come move-in ready.

  • How do I find a room for rent near Harvard, MIT, or Kendall Square?

Search by square rather than by street, then sanity check it against the Red Line, since it is the spine of the whole city: Alewife, Porter, Harvard, Central, and Kendall/MIT run in a straight shot into downtown Boston. A room in Central Square puts you one stop from Kendall and one from Harvard, which is why it stays in demand. Porter adds commuter rail on the Fitchburg Line if you head out of the city regularly, and Davis Square in Somerville is a short hop for anyone priced out of Harvard Square.

How to Narrow Down Rooms for Rent in Cambridge, MA

Start by filtering listings based on your budget and preferred privacy level. Decide if a private room or a shared room suits your lifestyle. Consider furnished rooms if you want a move-in-ready setup or if you plan a short stay. Use transit access and neighborhood vibe to guide your search — areas near Central Square or Harvard Square often offer more amenities and quicker commutes.

Look for listings tagged as utilities included to simplify monthly expenses. When possible, prioritize rooms in shared apartments or house shares that match your lifestyle and roommate preferences.

What to Compare Before Renting a Room

  • Budget considerations: Rooms closer to transit or downtown areas often come at a premium. Furnished and utilities-included rooms might cost more but add convenience.
  • Lease terms: Clarify if the room is available for short term, sublease, or month-to-month rental to match your move-in timing and flexibility needs.
  • Screening requirements: Expect security deposits and possible credit or address checks as part of the rental process.
  • Bathroom and amenities: Private bathrooms add privacy but may increase cost; shared bathrooms are common in house shares.

How to Avoid Common Room Rental Mistakes in Cambridge, MA

  • confirm listing authenticity: Use Roomster’s ID check and address check tools to confirm the legitimacy of listings.
  • Be cautious with payments: Avoid wiring money or paying deposits before an in-person or screened virtual meeting with the landlord or current tenants.
  • Ask detailed questions: Confirm lease terms, included utilities, and house rules before committing.
  • Meet roommates if possible: Ensure lifestyle compatibility and clarify expectations around guests, noise, and cleanliness.
