I have 12+ years of experience being a landlord. The deposit is refundable, and it is 1.5X the monthly rent. This is a 5 bedroom/3 bathroom home. This 16' X 13' Master large room is not Furnished (queen size bed frame only, I will add photo later), and contains two large closets. New flooring and sink. this room has an ATTACHED Bathroom (New exhaust fan/light and 360 degree fan) I have Xfinity xFi Complete with super fast Wifi. This home does not flood. Extra new *8K and *14k Btu window AC’s as a back up to two Central AC vents already in the room. You WILL have decent privacy due to the structure of the home and you will have access to the necessary common areas. The neighborhood is safe and quiet. I AM PREFERABLY SEARCHING FOR A PERSON THAT WORKS THE 2nd or 3rd Shift, however it is not mandatory. The reason is so that you can have more privacy and to keep the kitchen free of several people at once. THIS IS NOT YOUR AVERAGE ROOM AD, COMFORT, SAFETY AND RESPONSIBILITY ARE A PRIORITY, AND IT GOES BOTH WAYS. I'm Considering the following:
-HAS PROOF OF EMPLOYMENT, and will consent to a criminal background check for tenant purposes. Credit is not important, but you cannot have any prior criminal convictions. (Don't contact me if you are NOT employed period!)
-Is CLEAN and will keep their areas clean. Here are a few Things to consider: 1. You clean the common areas that YOU use.
2. You clean your Shower area once in a while. (clean soap scum, etc from the shower tile)
4. Keep dish rack and dishes put away. -Responsible who does not consume Illegal Drugs with a steady work history.
-No Drama, and have people/problems following you.
-Laid back and easy to get along with. All Utilities are paid for including in the rent. * Window Acs: You will have not only one but two ceiling vents, and one bathroom vent. The room and home has central AC and will be kept cool. The window AC are backup only, this is the only UTILITY you pay separately depending on the kilowatts used.
