$700/M 2 BED 1 BATH FOR AUGUST

Hey there! I’m looking for someone to replace me on a 1 year lease starting August 1st, as I’m moving to another city. Rent is $700/m, the place is 850 sq ft, 2 bed 1 bath, two-level and right next to CSU off College and Lake. There’s lots of free parking, and utils (electric, heat, water, internet) have so far never been more than $80 in the winter, the rest of the year it’s usually cheaper. Landlord doesn’t allow pets, but ESAs and service animals are fine. There’s also a closet on the main floor and a water heater closet for storage. There’s no laundry or AC, but I’m going on 2 years here and it hasn’t been a pain. You would have 1 other roommate, Claire, who’s responsible and will tend to chores as needed. She’s 23 years old, graduated from UNC last spring with a music education degree, and is currently a substitute teacher in the Poudre School District (but looking for a possible full time music position). She’s got 2 guinea pigs, who mostly stay in her room but also come out to hang occasionally when watching a movie or something. They eat hay which can sometimes make the air a bit sneezy, but it shouldn’t be a huge issue around the whole house. Claire plays the cello, as well as the guitar and ukulele, and teaches a High School Marching Band, as their percussion tech in the fall. She likes to bake and cook, and loves sharing. She’s also very adventurous and crafty with other hobbies such as crocheting, knitting, painting, drawing, and so many more. She also rock climbs, and has a membership at Whetstone. Other outdoor things she enjoys are hiking, camping, high lining, and caving.
