House with pool and 2 dogs

I have 2 rooms to rent. You can have 1 for $750 plus utilities, or you can have both for $1300 plus utilities. I already have utilities established. 1 upstairs full bath for the 2 rooms. Full access to everything else in the house, including garage, BBQ and pool. Smoking outside only. No drugs. I get up at 0530 every morning, so you can't be loud late at night. Have to be able to pay rent amd share of utilities reliably.
