Roomies Needed August

Hello! I am a young professional looking for 2 adult roommates to move in likely August . Potential for this to be earlier in the summer. Currently, while I am finishing classes for my PhD at WVU my friend rents the whole house from me and I am unsure if they will move out fully before mid August when their lease ends.

I will be finishing my dissertation work. I need roommates to help cover the cost of bills because I do not have a big kid job like I did when I bought the house a few years ago. I am not looking to make money off you and be a jerk because I know times are hard right now. I do have some furniture (extra queen beds that are in storage right now and some other things)

- Formal lease just for both my sake and yours
-1 bedroom to yourself & shared bathroom with someone else (only shared bathroom if I get 2 roommates, I have my own bathroom)
- shared common spaces, shared storage, and kitchen stuff
- proof of income
- split even all utilities (quarterly water, internet, electric, security system , NOT split these costs are about for quarterly water, ~ for internet/month, electric is $ non-peak months and peak (like July/Aug and Dec/Jan) ~ ?month. Security is ~/month.
- Security deposit of one months rent
- rent paid in full by the 1st of month with a 5 day grace period (so the 5th of every month max) after that a late fee will be applied
- I have 2 large dogs, they are very sweet (dog, kid, toddler, adult friendly)
- dogs OK-any damages will be covered by you, NO cats
- must be an open and respectful person
- renters insurance, most policies are $/month
- no cigarette smoking on property, VAPE OK in and outside, friendly, no illicit drugs, alcohol OK
- if you break anything you are responsible for
