Looking for a roommate

Hey everyone! I’m looking for a roommate to fill the second bedroom, as the current roommate will be moving out in mid November. If you’re interested in filling out an application, shoot me a DM or call/text @ Earliest move-in will be November 10th.
About the home: It’s a townhouse style condo with 2 bed 2 ½ bath with a small private garden/yard, within Virginia Beach city limits but on the border of Norfolk near town center. You’ll have access to a kitchen, laundry room with washer/dryer, and central air. There's one shared refrigerator. Since it is a condo, you will also be subject to following the condo association rules and regulations (nothing too bad) and I’ll provide them before you sign anything.
The vacant bedroom is upstairs, with a window into the front of the house and a private bathroom and large walk in closet. My bedroom is also upstairs.
Rent and expenses: A year-long lease of your room will cost $1300/month, utilities included (electricity, gas, water, ADT security, and internet (1 GB). I'm open to discussing shorter-term leases, but understand that it may warrant a slightly higher monthly rate.
Current occupation: I’m a software engineer for the government in my mid-20s, I’m pretty easy-going and like to keep an inviting yet calm house other than my beagle. My dog has IMHA and is immune compromised and therefore other pets are not allowed. Guests are welcome, but please communicate ahead of time and get approval for plans that use shared spaces for extended periods. Chores for common areas such as taking out trash, vacuuming, etc can be coordinated as needed; I’d like to establish a more formal cleaning routine, but that will depend on what works best for our collective schedules.
420 policy: Smoking indoors is not allowed, but otherwise there is little objection.
Parking: unmarked spaces are provided in the community.
