This is a luxury apartment complex that is pet-friendly (2 pets maximum), with full-size appliances included, and a great list of amenities. There is plush carpet in the bedrooms and luxury vinyl planking throughout the rest of the home. We have high-speed fiber internet access, so this is a great place to be if you work from home or if you like to stream or game. This complex is centrally located between Sacramento and Folsom, so a commute works out great as well. Here in Gold River, we are close to many nearby nature walking trails. The apartment complex has a gym, a pool, a luxury lounge, and a parcel room to receive packages securely. The community is gated, and these gates are closed after business hours. I am open to 1 roommate or a couple that wants to share the second bedroom and bathroom. The bathroom is furnished. Yours can be emptied out if you prefer. The living room is empty other than some boxes and moving bags. The kitchen is stocked up with supplies to cook and prepare meals. The bedroom you would be renting has the current tenant's belongings in the images attached. It will be emptied out before you start renting here. In order to meet the income requirements to move in and join my lease, you should be making at least $3k in gross monthly income. This unit is next to the dog park in our community, so if you have a dog, this unit will be extremely convenient for you. I have had a bunny and cat companion before, so I have more hands-on experience with those animals. Pet rent applies. You would be welcome to park your vehicle in any uncovered parking spot in our lot. We would need to register your vehicle with the leasing office (free!) so you can receive a parking permit to display on your windshield. We have EV chargers available throughout the parking lot. I currently have 2 rooms for rent. They will be available at the end of the month because my 2 current roommates are leaving. The rooms are single rooms (1 furnished and 1 unfurnished). There is a shared bathroom which has a bath/shower combo. The living room has a privacy curtain up and is being converted into a photo studio and gym which is common area. The dinning room is storage for now, but will eventually become office space, which will also be common space. The kitchen is common space. Each person will have a shelf in the fridge and a shelf in the pantry. I can clear out a cupboard for one person and I have a portable cupboard for another. The freezer is shared space. No smoking in or around the apartment (individuals can smoke by the street), no pets, no heavy drinking, no hard drugs, no loud noise. They can have visitor, but I ask not a constant flow of guests. No parties as well. I work 2 full time jobs and I am looking for a 3rd. I ask for help keeping the apartment clean as I have been the only one doing so at the moment. Rent is due no later than the 3rd of each month. Utilities are due the middle of each month (I will message them once I have the amount, as the prices change due to the electricity) .I am also looking for at least one person to be on the roommate agreement. If they are on the roommate agreement with the apartment they qualify for a parking space, if not they have to park on the street.
