Looking Roommate for Lease Takeover

Hello! I'm looking for someone that would like to take over the remainder of my current roommate's lease, April 1st through June 22nd. I'm keen on resigning the lease for another year as I really like this place, if my future roommate is also inclined to do so. The replacement tenant just needs to pass a background and credit check. A minimum of 600 credit score, no felonies, evictions, broken leases or property debt. Combined income of at least 3X the rent alongside my income. If you make 3X the rent gross income a month, you are in the clear. I have a cat, 11 years old, so he's lazy and a bit grouchy, but a big softy~ Best thing is you don't need to pay a deposit fee as that was already handled by my current roommate. You just have to cover the application fee! Description of the actual property: Duplex! You get the master bedroom with private bathroom, unfurnished. Spacious living room with vaulted ceiling. Gated backdoor patio. Garage and additional parking. Quiet neighborhood just off Braker Lane. Gas stove and fireplace. Carpeted bedrooms and uncarpeted for the rest of the duplex. Washer dryer in-unit. Description of other tenant: barista working mostly afternoons and evenings. Keep to myself for the most part, like to keep shared spaces clean.
