Granny Flat, Studio or large room

I’m a fifty three yr old female, friendly and working, respectful and accepting individual who pays my bills on time and come with excellent rental references. I’m available straight away.
I have a small older dog I’d like to keep with me if possible. He’s no trouble.
I also have teen yr old sons who stay with me twenty nights a year on Saturdays fortnightly and some in between. They would stay in my room and I have a single modular lounge that converts to a bed. The other would sleep next to me. If there’s enough room in the room I would look at purchasing and double convertible lounge for them.
