Furnished room includes utilities

I have a house in Sturgis and I'm looking to rent out the spare bedroom. Basic utilities are included. I don't have cable or wifi. I just bought the house this year and I am still establishing myself here, as this is my first house. I can remove the top bunk if so desired. Price is negotiable. Also willing to go lower if utilities split, water/trash, gas, electricity.
New central AC, newer furnace and appliances. Washer and dryer in unfinished basement.
