Private room for rent

I have one un-furnished bedroom for rent in a spacious 4/2 house in Arvada. The room is available to move into now and if the ad is still up, the room is still available. The house is located a mile from the light rail station and a mile from Olde Town Arvada. You are a 25 minute drive to the base of the mountains and 20 minute drive to downtown. You are also only a 2 minute drive from I-70 so it is very accessible.
The bedroom for rent is upstairs and you will share a full size bathroom with another clean and respectful house mate. There are hardwood floors throughout the upstairs other than kitchen & bath. Downstairs is a finished basement with a large bonus room, 2 bedrooms, a bathroom, and a washer & dryer. There is a patio in the back yard and the back yard is fenced in which is great if you have dog.
Rent for the bedroom is $950 per month, this price includes all your utilities and high speed fiber internet (940Mbps). I am looking for a 12-month lease but if a shorter one is needed I am flexible. $500 security deposit (refundable) and first month’s rent due on move in. There is some driveway parking and plenty of additional street parking. There is no animals currently in the house. I love dogs and I am open to a well behaved dog on case by case basis.
About me: I am a male (30's) that is intent on enjoying all the nature Colorado has to offer! Live music, camping, entrepreneurship, hiking, new food & breweries, snowboarding (Ikon), mountain biking, motorcycles, yoga, are all current hobbies. I am living in the basement area of the home. My best friend and amazing former house mate is moving out and I am looking for a like-minded house mate to take her place. I am open to male or female house mates. I am LBGTQ+ friendly and also 420 friendly! This is not a party house but I do have a great group of friends that come by to hang and chill, mainly on the weekends.
