Lease Takeover

Hi there,

live in Hadley and is exactly minutes from campus. Move in date is available now or whenever is best to move. I’m looking for preferably a female college student to take over my lease.
There are two women on lease that are my friends and unfortunately I need to move due to personal circumstances that warrants me moving. These ladies are so helpful and make it very welcoming and comforting in the apartment.
The landlord lives below and will not tolerate loud noises but the space is separate from her. The rent is split between three and is per person.
Utilities not included, it is split with the landlord (but at the moment since one leaser has their partner living in the her space he is contributing by the full utility bill and just leaving everyone else with a flat rate of per month). Another additional payment is the oil tank is split which is dollars per person out of three as the end of the year whenever empty (last quite awhile until payment is needed, not monthly).
The place is completely furnished and has kitchen utilities due previously being an airb&b apartment. There are 3 bedrooms (two are occupied), with a living space, kitchen, laundry included, and shared bathroom.
Move in upfront payment includes (deposit= , Last and First months rent. Landlord is flexible and has done so where we paid lasts month and deposit first and once moved in the firsts months rent payment to give a payment gap).
Pet is allowed but has to be discussed and landlord will determine.
