Private Room + Bathroom Access

Description

I’m offering a private room with bathroom access in my 4-bedroom, 2-bathroom home in Bulverde. The room is about 110 sq. ft., and the house is approximately 1,680 sq. ft. Rent is $700 per month plus an estimated $150 monthly share of utilities. The room is available immediately, and I prefer a month-to-month lease but I’m open to discussing a longer term. The bathroom will be primarily for your use, although guests may occasionally use it. You can bring your own furniture, or I can provide basic furniture including a real bed. The house includes gigabit fiber internet, central air, laundry, kitchen access, backyard access, garage storage, and a dedicated driveway parking space. Neighborhood amenities include a gym, junior Olympic pool, water park, basketball court, park, and walking trails. The town center is about an 8–10 minute drive away with Walmart, H-E-B, Academy, restaurants, and other shopping. I’m Michael, a 25-year-old male, and I’m the only current occupant. I work from home, so I’m around often. My friendly 2.5-year-old German shepherd, Heidi, also lives here. She is friendly with people but not other animals, so you must be comfortable living with a dog. Small caged pets such as fish or hamsters may be considered with prior approval. No smoking or vaping indoors; outdoor smoking is okay. Guests are welcome, but no parties. Please clean up after yourself and keep shared spaces generally clean. Occupancy is intended for one person, but I’m open to additional people at adjusted costs. Applicants will undergo a background check and income verification process.
