brookline apartment large room

hello! my two roommates are looking to fill my room, which i just moved out of. it’s a lovely area and $ per month. I'm moving out of this lovely, spacious apartment in Brookline in about two months, and I'm looking for someone to take over my lease (you'd be replacing me on the lease and would sign directly with the landlord/property manager). The lease runs through September . This is a private room in a 3BR apartment, with two other female occupants (Steph ()), both of whom are wonderful, warm, considerate roommates. The room has its own private porch/balcony (see the first and fourth photos), and it would come furnished (bed + mattress + one small bedside table) if desired.
The neighborhood is safe and quiet.
This apartment is right in Washington square, sandwiched between Cleveland circle and Coolidge corner. It is steps away from the T, with two green line (C branch) stops within 5min walking distance (Washington square and Tappan St). There's also plenty of nearby shops, restaurants, and grocery stores, including a Star Market within 5min walking distance and a Trader Joe's within min walking distance. Steph and Em are looking for someone who is down-to-earth, respectful, responsible, employed, and clean (preferably female or female identifying).
The apartment will be available starting December at the very latest. This is somewhat flexible, so if an earlier move-in date is preferred, please let me know!
The rent is $/month with first, last, and deposit due at signing. The great price includes hot water, and laundry is free (there is both a washer and dryer in the unit). Utilities are extra and include electricity and internet which add up to about $ per person. A background and credit check will be performed prior to signing. Please message me at for more details.
