Seeking roommate for central abq

Description

3 bedroom house plus casita. One bedroom is available to rent, shares master/guest bathroom (kind of odd layout). Room is currently used for litter box and storage, but it will all be cleaned out before you move in. I have 2 cats, so unlikely to accept someone with pets. House is furnished, room is not.

Large backyard and walled front yard. Room on driveway to park (we both have cars and I bike commute regularly). Washer/dryer, new dishwasher, stove, and fridge. Shared living room, dining room, and kitchen.

Casita is available to use. I have a home office in there plus exercise and music areas, but can rearrange depending on if you want to do anything with the space. We're both ish working adults, so looking for a similar fit. We like to keep the place picked up, but we don't keep it immaculate. Pictures represent approximate usual tidy status. Utilities will be split between us. We pay gas, electric, water, and internet. We also pay to have the house sprayed for bugs a couple times a year, so they're not a problem. Can estimate monthly utilities.

Landlord is pretty chill. He responds relatively quickly to problems, but otherwise mostly leaves us alone. I've already paid the deposit in full, so not asking for any contribution to that. We've been in the house about months, and current lease expires next August. Current plan is to renew it.

I'm presently the only one on lease, but we will have our own formal written agreement that will protect all of us. Not looking for references, just proof of income and please be honest about your situation.
