Small UES br- furnished optionional

Hi! I have a small bedroom in a two bedroom apartment (second floor up a short flight of stairs) on the upper east side (conveniently located near Hunter College and Weill Cornell) for rent beginning December 1st. It’s currently furnished with a twin bed with bedding and desk setup, but the furnishings are optional :) it’s a typical pre war building, I’ve lived here two years and I have few complaints! About me: I’m a year old with a cat and a full time job that has me in office days a week. I keep the apartment clean / tidy and am looking for someone who is similar. friendly but preferably no smoking in the apartment since I have asthma. Heat and hot water is included in the rent, wifi and electric is extra. I’m looking for someone to get on the lease so will need to qualify with management (guarantors welcome) but the application process is relatively painless.
