Large bedroom in Woodlawn 3br house

We have a room available beginning September 1 in our 3-bedroom, 2.5-bath house in Woodlawn area in NE Portland. 12 mo lease, first month's rent, and security deposit with a $25 background check. Utilities are about $140 per month and include electricity, gas, trash, internet, water (billed quarterly). Total monthly cost for rent and utilities is around $1,000. The bedroom is about 12' × 12' with a large window and huge closet. It shares a full bathroom with one other roommate. Additional storage in the coat closet and garage. Single occupancy only. The kitchen is large with modern appliances, a gas range, and plenty of cookware and equipment. The furnished living room has a large sofa and TV with several streaming services and lots of houseplants throughout the common areas. There’s plenty of street parking as well as driveway. The neighborhood is safe and quiet with multiple parks and grocery stores nearby. There are two roommates, a guy and a girl, ages 39 and 29 respectively. I am currently working with a restaurant group and at local farmers markets. I enjoy gardening, cooking, recreational sports, and karaoke. The other roommate works as an aid for people with disabilities, enjoys paddleboarding, hiking, and weekly game nights. We have two free roaming cats and another that stays in one of the bedrooms, preferably no more pets but we can discuss. Please be LGBTQ friendly and four twenty friendly.
