Full-time student/FT work at home

Hello! I'm a full-time undergraduate student pursuing my bachelor's degree in Communications. Classes begin on Sept 2nd. Looking to move immediately before the term begins.

Additionally I work full-time from home. My job (narrating books for various websites such as Audible, termed freelance "voice acting"; and interne t modelling) requires that I have a private room preferably away from other tenants or main area of home because it involves conference calling throughout the day; and/or recording voice for long periods of time. My job has s trict guidelines on the quality of audio that is provided, and it's imperative that I keep the quality of work that I do to a high standard.

Its important to note that my work schedule follows a swing to graveyard fashion. I can be flexible somewhat, but prefer to just avoid a schedule clash.

I'm extremely clean in common areas, polite and friendly, but prefer my privacy and since I will be student full time plus work, will rarely use common areas.
