Seeking room in Modesto/Ripon/Etc

We are a couple, thirty three year old male (Brenden, me), and my fiancée twenty year old female (Cayla), professional couple looking to rent a room in Modesto/Manteca/Ripon/Lathrop or as far as Livermore/Tracy. I commute about days a week to the bay for work as needed. Seeking to rent a master bedroom (With private bathroom, or a studio / 1 bedroom, or a small house if price is right (under a thousand preferably$)).
