Sublet Apt at Gardens of Raritain

Hello, I am subletting my apartment at the Gardens of Raritan in New Brunswick, NJ. The rent is $1963 with a garage included ( with the option to remove the garage, total monthly rent would be $1833 ). Please see the information below about subletting.

The prospective subtenant must complete a paper application with us and provide the following items:

• Application fee: $35 (exact cash or money order only)
• Copy of government-issued photo ID (driver’s license or other)
• Copy of Social Security card
• Proof of income
• We will conduct a credit check, criminal background check, and eviction history review. The applicant must pass all three screenings.

The applicant must also meet the income requirement of at least 2.5 times the monthly rent, which for your unit ($1,833/month) equals an annual income of $54,990.

Once the new applicant is approved, they will be required to sign a new lease with us. In addition, we will need a notarized letter from both you (the current tenant) and the approved applicant. This letter must include:

• The current tenant’s name and the date they will vacate
• The new applicant’s name and the date they will take over the lease
• Confirmation that the new tenant will pay the security deposit of $2,587 to the current tenant
• An acknowledgment that the new tenant accepts the unit “as-is” (no renovations will be completed before move-in)
• A statement that the new tenant will take over the lease for the remaining months of the term

Please note:

Only one applicant may apply at a time for the sublet.
Once the notarized letter is received and the new lease is signed, the security deposit currently held will be transferred to the new tenant’s name (the notarized letter is required for the bank).
After the transfer, the new tenant will be able to submit work orders, pay rent, and manage their account directly with us.
