GREAT LOCATION VENICE/ JANUARY 1

Hi! I’m looking to replace one of my roommates, the room will be available on January 1st. I have a bath in the center of Venice with v spacious living room and kitchen. We have a washer and dryer in the apartment (rare to find around here)! It’s walking distance from the beach — as well as walking distance from Abbot Kinney and Rose Ave, Lincoln Blvd (bars, shopping, restaurants, grocery stores; min walks to get to all those places). We have ample street parking out front and a small parking spot behind the building. The lease is month to month, however I’d prefer someone that wants to stick around for a while. The room is $ (rent due on the 1st), the one-time security deposit is $ which is due before you move in and returned when you leave. Utilities are usually around $. You don’t actually have to sign any lease, just a rental agreement with me. This is what I’ve been doing for many years, mostly since they will raise our rent if I change up the lease, though if someone is serious about wanting to get on the lease in the future, I would consider it. I’m Kylie, I’m and I’ve lived in this apartment since with my small, friendly cat Luna. I spend my time playing guitar in my room, working evenings at a restaurant in Venice or hanging out w my sober community. Although I currently am living elsewhere, most likely for a few more months. My other roommate who has been here for about 9 months is Jamie, he’s , british, and works from home about 3 days a week, often spending time at his girlfriend’s too. He is very chill and is graciously taking care of Luna at the moment!
I am looking for someone clean, respectful, collaborative, kind, peaceful, somewhere around my age. Just want to create a mutually respectful space, where everyone’s kind and h another. I can’t take in another cat but am open to a dog! The bedroom in the pics is yours and you have additional storage in the hallway/living room. Putting up new art soon!
