Room in Duplex

Private bedroom, shared bathroom and living spaces in a 2 bedroom 1 bathroom duplex. Large yard. I have pets, so please no additional pets. Negotiable rent/utilities for the right person. Also willing to be flexible with the move-in fee. Asking combined $750/month ($700 rent plus half utilities, which run $100+/month) but am open to alternate arrangements. I just want to find the right fit. I like to be clean and organized, but it's really difficult to manage that by myself as I am disabled and work full time, so it's rarely super clean. I mainly need a roommate who is laid back, honest, up front, and communicative. Photos are from when I moved in, NOT current. Application fee to the landlord to be added to the lease is $50.
