Need someone to takeover

I am looking for someone to take over my lease. The lease period is a year and 3 months. There are two other roommates, and there will be 2 open rooms after i move, so there will be an option for a fourth person should you so choose. Bills are internet and electricity, others are included in rent. Two car garage with one guaranteed open space once i move. Spacious backyard in a quiet neighborhood. Several walking trails are nearby.
