Renting a room in Hillsboro

Hello. I have a three bedroom home in Hillsboro and I would eventually like to find two roommates, but for now I want to start with one in the larger room. This room has a closet and uses the hall bathroom. I am in the primary bedroom which has its own bathroom so until I start looking for another roommate you would have the hall bathroom to yourself. The room is unfurnished.

The house is square feet and has a currently unfurnished family room (separate from the furnished living room) so if you had furniture like a couch or chairs those could potentially come along as well. The house is on a flag lot in a quiet neighborhood near Brookwood Parkway and TV Highway. It's about a 3 mile drive to the nearest light rail park and ride (red/blue line) and about a minute walk to the nearest bus stop (The , on TV Highway). The house has a large fenced yard with a small pond in the front yard, a covered side deck with a door to the dining room, and a large partially covered back deck with a door to the family room. I am not much of a gardener but there are two raised beds that could be used, as well as a shed where I already have some yard tools. Parking would be on a paved surface at the front of the house.

The room rent would be $ per month with a $ security deposit. We would also be splitting utilities. Over the past year the average monthly utility total (electricity, internet, water, and garbage) has been ~$ (inflated from some high heating bills last winter, highest monthly total was $ last January, lowest was $ this September). This means the average monthly cost would be ~$ (an eventual third roommate would split utilities further).
