Unfurnished spare room

Hello! I currently have a room for rent in my ba home. I am the owner and stay in the master room with a master bathroom. In the first spare room is an older couple (M+F) who keep to themselves and have a small dog. I have 2 large dogs and one who tends to bark a generous amount (which is why rent is so low). New tenant will have availability for 1 car in the carport and any remaining cars are free for all in the visitors parking. Tenant will share bathroom with owner and sometimes in the guest room. Master bath has very large space including a tub, two sinks, and a lot of cabinet space. Spare room you'll be staying in has the wifi router in the corner, which we unfortunately cannot move. Please schedule a time to come visit and check out the room. I'm currently decluttering the closet and will be shampooing the carpet this weekend. I work full time plus overtime as well as to to the gym often, leaving my room n the bathroom free for use majority of the day. Kitchen and laundry room is shared use, living room as well. Contract to be signed upon agreement
