216 sq. ft. in nice 2 story walk street Venice Home, less than a mile from the beach and very close to Abbot Kinney. Very quiet neighborhood. Lightly furnished. Fiber optic internet included (see below). SINGLE TENANT ONLY. All hardwood floors - no shoes inside. Roof deck with grill. Dining area and reasonable downstairs access. Current occupants, each with separate bedroom/bath: one senior active male, one 30ish male, and one other 50ish male tenant, all professional. Typically prepare meals separately. 11 lb. Terrier mix 16 years old. If you are good with dogs it should be OK. Furnace seldom used, only when it is really cold, so winter house temperatures are sometimes in the low 60's. We dress for it. Furnace not normally used at night time and tenants have down comforters/electric mattress covers (furnished) if needed (usually not). Any space heater usage will be monitored by an outlet meter and added to the rent. This would be the extent of any utility payment of the tenant. No air conditioning and none needed for most of the year. The windows actually open perfectly and have screens. If its really hot we use fans (furnished) when we are here. Available roof deck cloth lines. Mundane kitchen pots and pans and plates, etc., provided. Tenant must be neat and tidy and genuinely conservative in terms of utilities, trash, etc. Lodger will furnish his/her own supplies for the rented space, including kitchen dish detergent, paper towels, etc., and is responsible for keeping that space clean and after using the kitchen. Term negotiable but prefer at least 6 months, 3 month lease to start so we can be sure we are compatible. Must be able to show you can afford the room for the duration of the lease, i.e., real employment. A RentSpree credit check is required and lessor will reimburse half of the cost of same - cost is $40, half ($20) reimbursed by lessor. Move-in date April 1 or maybe earlier depending upon when current tenant vacates.
