Available Feb 1st. Want to live in a beautiful sq. ft. bath, custom home in Folsom’s exclusive American River Canyon North neighbor? I have a ’ unfurnished downstairs bedroom, with a large closet and its own attached bath. The shower has a corner seat. The space totals sq. ft. It has a ceiling fan, a bay window, central heat and air. Photo shows bedroom as furnished, but it’s now unfurnished. $ a month & $ for the utilities includes cable (streaming services) and fast Wi-Fi. Neighborhood is wonderful for jogging. Walking distance to the tennis/pickle ball courts. Driving: 3 minutes to Old Town Folsom and the river, 5 minutes to Walmart & shopping.

I’m a retired lady. This is my personal residence with beautiful furnishings. I want to feel comfortable with the person who moves in so I would prefer ONE female renter. A very nice lady rents an up-stairs bedroom. It’s a quiet household as I am in my up-stairs master much of the time (I also use it as my office for my vacation rental on Maui). Please be very trustworthy, responsible, and neat. No drugs, smoking, or drama. No overnight guests (except a family from time to time). You can enjoy the two comfortable living rooms, the large eat-in kitchen with plenty of storage, the laundry room and sitting on the front porch or back deck. Parking is in front, on a quiet street.

I’m so sorry, but NO couples or Pets. I have one sweet cat, so please don’t be allergic. You need to be employed FULL TIME, out of the home. I’m looking for someone to stay at least a year. Background and credit check will be done. First and last required, plus $ security deposit. Available Feb 1st.
