New ADU in Clairemont (April/May)

Newly built 2-bedroom, 1.5-bath ADU in Clairemont. Located just 6 miles from UCSD and USD, and 8 miles from SDSU, the home offers convenience and peace in a [REDACTED] and the ADU has its own private entrance and patio space. About the Space:
* New construction with lots of natural light and high ceilings
* Modern kitchen with new appliances, including a dishwasher and soft-close drawers
* In-unit washer and dryer
* AC/Heater
*Patio space * Street parking available (I’ve never had a problem finding parking) * Room will be unfurnished, but the shared space is furnished apart from your kitchen utensils/appliances (The room has a full size bed in it currently for size reference) Rent & Terms:
* $1,450/month (WiFi included) + shared utilities (usually around $70)
* $1,450 deposit * 12 month lease
* Available starting April 11 (flexible to start until May) About me:
- Just graduated from USD and now WFH in business opp & marketing - In my spare time I LOVE to travel, dance, crafts, tennis, water activities & trying new things!
- I’d love to be friends with my roommate! It would be so cool if we host dinner parties and such together in our place
- LGBTQ+ friendly Ideal Flatmate: A clean, respectful, non-smoking roommate who doesn’t bring the loud party home lol. Most important thing is we are respectful/considerate of each other’s space! Unfortunately 😔 no additional pets per the lease — there are already two dogs and two cats on the property (but won’t be in our ADU) Rental Requirements:
* Credit score of 700+
* Proof of income showing 3 times the rent
* Please note that past rental reference are required and will be verified
