Room to rent with private entrance

Room for rent in a three-bedroom home. House has one 25-year-old male and two cats currently living there. Preferably you would be in your twenties. Room is currently unfurnished, however I would be willing to set up a queen bed frame and mattress for an additional move in fee of roughly 300$ (roughly the cost of the bed frame and the mattress)
