Small Efficiency Apt in a clean bmt

Hello, I have a small apartment in the basement in downtown Renton. The basement is a clean, dry and warm place call home. The rent is $1,100 per month plus utilities. The utilities are flat rated. 12 months out of the year it's $150.00 a month. This flat rate amount covers water, electric and garbage (normal use).
7 months out of the Year from October to April there's $100.00 a month heating charge. There is a oil furnace which heats all the apartments. That $100.00 a month is that Apartments portion for the season.
There is a washer and dryer and it is free but on a schedule. This apartment has use of the washer and dryer 2 days a week only. I found that a schedule is the only thing that works and is fair for everyone. We are not asking for last month's rent but will require a $400.00 fee. This fee covers normal cleaning, light maintenance and painting when when the apartment is vacant.
You will not get that money refunded.
