Private room in 3x2 House

I’m looking for a potential roommate who is interested in sharing a 3x2 house in the North Highlands Area. I'm offering one private unfurnished room and shared use of the common areas which include an office (the third bedroom), living room, a den, laundry, and a large backyard. Rent will be $1,100 + utilities for one roommate. Additional roommates will be considered on a case by case basis to take over the third bedroom and lower rent for everyone. The third bedroom can also be included as your private office for $300. My lifestyle: clean, low-clutter, pretty quiet during the week, and a little particular about common spaces staying reasonably tidy. I’m not looking for perfection, but I do need someone who cleans up after themselves without being asked and is respectful of shared space. Main things I’m looking for in a roommate are pretty standard: kind, respectful, considerate, steady income/job, and ideally making at least 3x rent. Bonus points for someone who is easygoing, communicative, queer/poly-friendly. Pictures are of the house prior to move-in. Common areas will be partially furnished upon move-in.
