Looking For A Roommate come JULY

I currently have a roommate but they are moving out at the end of my lease which is the end of June. I need someone to move in once they move out. I am charging twelve-fifty per month... That's a thousand for your half of the cost of the rent plus two-fifty for utilities. The rent here costs me two thousand a month: I live in a really nice area in a subdivision off of a main road near lots of restaurants and stores. It's a townhouse with a basement and an upstairs. I have two bathrooms and one bath.
The guest room where you'll be sleeping in will be upstairs and you may use my basement as storage for any excess stuff that you have. Any plates, bowls, cups, silverware, and other household items that i own are free to use as you'd like. We will both work together to keep the house clean. I have a large flatscreen smart TV and a PS5 in the living room that we can share. Pets are allowed, however you will be responsible for the fifty dollars per
month fee that my landlord charges plus the pet deposit (unless you have a letter from your doctor stating that your animal is an ESA). The rent will be due immediately upon moving in and will be due the first of every month thereafter. If you move in during the middle of the month, a month and a half of rent will be due immediately. That pays for the remainder of your current month plus the entire month after. Our groceries will be separate but we may both decide to split the cost of some things and share. Weed smoking is allowed in my house if you smoke. I am LGBTQ+ friendly and not racist; all walks of life are welcome! So long as you pay your rent on time every month, we won't have any issues 🙂 Message me if you're interested or have any questions! Edit: If you have a significant other, and wish to move in together and share a room, I will only charge an extra three-fifty a month for the extra person that will be living here ( sixteen-hundred total split amongst the both of you).
