2B/2B in Baldwin Park

Hi All,
Happy New Year. I'm looking for a roommate for my 2/2 apartment in Baldwin Park. We each have our own bathroom and large walk-in closet. Plenty of storage space, an in-unit washer/dryer, and a good size balcony. The balcony and the large windows in both our bedrooms overlook the park, and we can see Lake Baldwin from the balcony. The apartment has off-street parking, an ok gym, and a nice pool. The rent, utilities, and internet are all in my name and your portion will be about $1325 per month. I pay for everything and you’ll pay me on the 1st.
The room is available right now, but it has to be the right fit. I'm looking for a full-year commitment, not a short-term rental, and you’ll need to give me 2 months' notice before you move out. You will be taking over the lease from my current roommate, but you’ll have to go through the same background check as most apartments.
I’m in my late 30s, I grew up in NY and moved to Orlando 4 years ago. I work a lot and I travel for work a decent amount as well. I’m into soccer, netflix, music and chess. I would love to have similar interests with my roommate but we also dont have to be best friends, I just want someone kind and considerate who will keep the common areas clean (especially the kitchen) and respect normal sleeping hours. Guests are fine at times if not excessive. I've lived with men and women and I don't really have a preference. I can provide references if you'd like. I would prefer someone in the 25 to 45yo range who doesn’t work from home, and absolutely no couples, kids, cats, or cigarettes. Thanks for looking.
