Spacious room for rent private bath

My roomie and I (f) have a large house and are rarely home. We have 2 extra rooms and are looking to rent one out to another woman who wants to live in white settlement for around $ a month utilities included. We have a cat and large backyard. There’s a second bathroom fully functional that is available since my roommate and I stick to one.
