Quiet room for rent!

Hello, I recently bought a home in the Hidden Hills area and am looking to rent out a room starting in November! I'm and love all things outdoors/health related, sports, and reading. I'll be doing a fair amount of studying as well, so looking for someone who will be respectful of that.

Neighborhood is nice and quiet, min drive to downtown or to the beach.

Place is furnished but still looking to add some pieces as I moved in recently. It's a 3 BR but likely looking to rent out only one BR. Rent would be $ + split utilities or $ if you want the master! You would have your own bathroom either way.
