Undergrad/trade school students

All my kids are grown up, and out of the house. I have three, nice size bedrooms, each with its own full bathroom near 4th Avenue & 4th Street, in the historic Italian Village neighborhood. The homeowner is a retired male following a public safety career ("red lights & siren" work) lasting 40+ years, and is away from home most of the time. Well cared for, quiet, pets in a secure, clean enclosure or aquarium can be considered. Unfortunately, since the home is a shared space, no critters that run around the house or yard (dogs, cats, goats, pot bellied pigs, etc.). No overnight guests (for now). I am looking for open minded, serious, "in-state," undergrad, college or trade school students seeking a clean, [REDACTED] than half-time, above average overall academic grades, excellent attendance, and no more than one remote, online course. Stronger consideration given to those experiencing a significant commute (distance or time) to/from classes, involved in extracurricular student activities or playing sports. Rooms are approximately $350 to $600, depending on the room. Electricity, water, natural gas, garbage removal and a street parking permit are included. Rooms can be furnished or unfurnished. Washer and dryer available inside the home. Seeking students who will respectfully use the whole 2,200+ square feet of the house, and not isolate themselves in their room. The home is not a "party place," [REDACTED] is fine. The home is a quick bus or bicycle ride to a number of education centers.
