Private room for subletting

Hi, I have a private room in a private 3 bedroom home in the Rosewood HOA community in Surprise at the intersection of Dysart and Waddell that I would like to rent on a month to month basis, this way nobody gets stuck with a commitment that doesn't work out. Rent is $/month (or $/month with private bathroom). Utilities are included without a separate cost to you. Home has internet and will share Wi-Fi password with you, so you will save on that cost too. The home has a 2nd bathroom right next to this room that you will use. If you want to make that your own private bathroom, total rent will be $/month. otherwise it will be shared by all the guests but only when the other master bathroom is occupied by me or my gf. That other master bathroom is off limits to the renter.

Student would be preferred. I am a health insurance agent and my gf stays with me here too. Female preference for the renter since it's a private home. Vaping inside your room would be fine I suppose. No guests other than the renter will be allowed inside the home, but exceptions can be made if pre-approved for female only guests. Thank you.
